BC Speculation Tax Requires You To Do Your Paperwork

 

Over 99% of British Columbians are estimated to be exempt from the tax. However, to claim your exemption, you must register your property by March 31, 2019 – and it’s easy to do, either by phone or online.

The information you’ll need to register your property declaration will be mailed by mid-February to all owners of residential property within the taxable regions.

This map shows the areas in BC that are affected by the new tax and this is different than the empty homes tax in the city of Vancouver.

Please note that if your property has more than one owner, even if the other owner is your spouse, a separate declaration must be made for each owner.



Top Tips For Selling Your Home IN The Winter

 

Although many sellers shy away from listing their home in the winter months, there are two big advantages to a winter sale:

1. Motivated buyers
Buyers shopping for a home from December to April tend to be more committed to the purchase. Chances are if they request a visit at your home, they’re not “just looking”, like some people do during summer open houses.

2. Lower inventory = Less competition.
With fewer listings on the market, winter buyers have fewer properties to choose from, making your property a hot commodity.

That being said, there are a few important steps to follow when planning for a winter sale:

1.Go lighter and brighter

It’s essential to brighten up your home for Winter open houses and visits. Declutter, make sure every room is well lit when receiving buyers, and repaint your walls a light, neutral colour before listing your property.

2.Stage for the cold

Stage your home to make it feel warm, comfortable, and welcoming. Most importantly, make sure your home is sufficiently heated during scheduled showings. You’ll want buyers to feel comfortable so that they can take their time and appreciate your home’s features.

3. Maintain Curb Appeal

Selling a family home or townhouse during winter also requires more attention to your facade, driveway and front porch. You may not have the advantage of a well manicured lawn during winter, but you do your best to make sure that first impressions are good ones. Salt your front steps and the path leading up to your door to make sure that the ice isn’t dangerously slippery. Porches tend to get messy at this time of year with mud and puddles from winter boots- so take 15 minutes before the showing to clean up the front entrance and welcome mat. You might even consider buying a second, brand new welcome mat that you pull out only on these occasions. Secondly, make sure your windows aren’t fogged up or icy. And lastly, make sure the snow on your front path is shovelled so that your entrance is easily accessible.

4. Create a mood during open houses

Buyers may be braving a snowstorm to get to your showing, so make sure they feel welcomed when they finally get there. Winter is the perfect time to take your open house hospitality to the next level by serving your open house guests some wine or a hot drink when they arrive.

1️⃣0️⃣ Home Maintenance Tips for this Fall

 

1. Inspect your Roof
Leaky roofs are troublesome. Look for bent, cracked or missing shingles and replace them. If your roof is olf, consider having it replaced. It may be costly, but so is water damage from leaks.

2. Check your Roof Gutters
Clearing the gutters allows rainwater to drain properly through our downspouts, rather than spilling over the sides and potentially getting into your home's foundation.

3. Keep your BBQ grill
Grilling season is over. Take the cool down weather as a reminder to clean the grills and burners, and disconnecting the gas tank.

4. Clear your Yard
Ensure to move or cover up backyard furniture that won't react well to the cold and snow.

5. Disconnect your Outdoor Hose
Turn water off to outdoor faucets and disconnect and store your garden hose to prevent them from being frozen.

6. Inspect your Home's Exteriors for Cracks
Walk around and have a look for cracks and gaps and seal them off. Take a good look at doors, windows and entry points of wires or cables.

7. Get Ready to Turn up the Heat
Change out the air filter on your furnace (and stock up on spares), check your heating ducts and vents for dust build-up and peek inside to see if anything fell into them over the past season. 

8. Guard Against Drafts
Check your window and door seals for drafts when the weather gets cool enough. You don't want to lose heat through poor insulation. Seal any cracks with caulk or weather stripping.

9. Check your Humidifier
Winter air is dry and it has its own effects on your home's infrastructure. Clean out the filter, or replace it (if it's too encrusted). 

10. Home Safety
Check your smoke detectors to see if they are in working order and check your fire extinguisher (if you have one). Winter blackouts do happen, so if you own an emergency generator, test it out (but be sure not to do so in an enclosed area).



Poppy 2.0: Remembrance Day symbol gets a digital makeover

 

Canadians sporting poppies on their lapels can support the country’s veterans in a new way this Remembrance Day.

The Royal Canadian Legion will be offering what they describe as “digital poppies” for the first time.

Nujma Bond, who works for the Legion, explained to Global News that the digital poppies are meant to be complementary to traditional ones.

“We essentially wanted to give Canadians another option, another means of donating to the poppy campaign,” she explained.

About 20 million lapel pins will be distributed this year

Homeowners Feeling the Sting of Rising Interest Rates

 

An increase in household debt levels added to the recent hikes in interest rates means that many homeowners are starting to feel a financial “sting.”

In its nationwide WealthScapes 2018 report, the researchers found that the effects of rising interest rates were particularly acute in Metro Vancouver, where the average household incurred an additional $1,152 in interest charges in 2017.

That is more than double the Canadian national average, which was an increase in interest charges of $544, compared with the year before. Overall, said the report, Canadians paid $9 billion more in interest charges in 2017 than they did in 2016.

Get ready to welcome 1 million immigrants

 

Nearly one million new immigrants will settle in Canada between 2018 and 2020, under what Immigration Minister Ahmed Hussen has labelled “the most ambitious immigration levels in recent Canadian history.” 
The ambitious target has been set in the government’s new immigration levels plan. 
Economic migrants will make up the majority of new permanent residents admitted to Canada and will increase every year until 2020. 
The move to a multi-year plan deviates from previous plans rolled out annually, which have set targets for the upcoming year. 
“This historic multi-year immigration levels plan will benefit all Canadians because immigrants will contribute their talents to support our economic growth and innovation, helping to keep our country at the forefront of the global economy,” stated Minister Hussen at a press conference in Toronto. 
Under the plan, 310,000 new permanent residents will settle in Canada in 2018. This target will be increased to 330,000 newcomers in 2019, with a further 340,000 to settle in 2020. 
Nearly 40 percent of all immigrants settle in Ontario, three-quarters of these in Greater Toronto; 14 percent in B.C., 17 percent in Alberta, and 18 percent in Quebec.

Home Values Grew Most in Markets With Strictest Land Use Regulations

 

• Home values and job growth have both risen since 2010, but home values grew much more steeply in metros with stricter land use regulations.
• Every additional 10 percentage points of job growth were associated with 25 percentage points of home value growth in heavily regulated metros, versus only 4.5 percentage points in lightly regulated metros.

Most U.S. metros have seen robust job growth in the years since the recession: The national workforce grew 12.5 percent, from 125 million jobs in January 2010 to more than 140 million in January 2017. Simultaneously, the housing market recovered from its crash, with the U.S. median home value rising 19.6 percent during those seven years, from $163,000 to $195,000.

But the national growth masks a great deal of variation among metropolitan areas. For example, in Denver home values rose 60.8 percent as jobs increased 22.6 percent, while in Atlantic City, N.J., home values fell 25 percent while jobs decreased 8.5 percent. Denver has become another tech hub and has a strong and diverse economy, while Atlantic City—once a tourist hub and one of the few places where you could go to gamble outside of Nevada—has struggled since the recession to regain an economic foothold, especially as rising seas and extreme weather have caused significant damage to the metro area.

Overall, job growth is strongly positively associated with home value growth: On average, every 10 percentage-point increase in jobs from 2010 to 2017 came with a 14 percentage-point increase in home values. But that relationship, it turns out, depends in part on how markets regulate the residential land use and construction.

7 Things You May Not Know About Ceiling Fans

 

Here we are in the middle of the air conditioning season. So why don't we chop down some myths and misconceptions about ceiling fans? What got me on to this topic was a video of a fan with blades that hide on top of the fan when the fan is turned off. Sounds clever, but it's a ridiculous idea.

Anyway, here are seven things about ceiling fans that a lot of people seem not to know.

1. Ceiling fans heat the room
Yes, a ceiling fan is a cooling device. (See number 2 below.) But its effect on the room it's in is to add heat. Why? Because electric motors are devices that turn electrical energy into mechanical energy, most of which ends up as heat. The infrared image below shows a ceiling fan motor that's hotter than the room it's in. From the second law of thermodynamics, we know where that heat is going — into the cooler room.

2018 Gold Nugget Award Winners Announced

 

From more than 700 entries, the judges selected Grand and Merit winners in categories including single-family, multifamily, and custom residential.

For 55 years, the Gold Nugget Awards have raised the bar for innovative architecture, planning, and construction concepts that solve fundamental building industry needs through good design. Last night, the program announced its 2018 honorees at an awards ceremony and gala at San Francisco's Moscone Center during PCBC, the Pacific Coast's regional conference and trade show for real estate development.

From a field of over 700 U.S. and international entries, judges selected Merit winners and one Grand winner in 50 categories, including single-family production, custom homes, commercial, office space, renovated projects, mixed-use, affordable, multi-family projects, and site planning. The judges praised creative approaches to classic concepts and the depth of detail executed in the winning projects.

Teaching Kids Smart Money Habits

 

There's no doubt that teaching your child smart money management habits is vital to their long-term success. But amid all the soccer games, PTA meetings and lunch-packing, the school year can get busy -- making summer the perfect time to start teaching them about money. Here are some great ways to help your child understand finances:

Empower them to earn. Start chores young, giving your child small, incremental responsibilities around the house in exchange for money, play time or another reward. Show them that hard work pays off.

Encourage them to get a job. When old enough, encourage your kids to get a job. Maybe it's babysitting for a next-door neighbour or clearing tables at the pizzeria down the street. Whatever it is, working outside the home helps teach financial responsibility, social skills and time management all in one fell swoop.

Try a prepaid debit card. Prepaid debit cards are a great way to teach your kids responsible spending habits without too much financial risk. Consider depositing a small amount onto the card each month and letting them figure out how to budget it week over week. After a few overly indulgent purchases (and a zero balance until the next month rolls around), you can bet they'll start learning how to manage their funds more wisely.

Use tech to your advantage. It's no secret that today's kids are tech-savvy, so why not leverage that? You can find apps to help them manage their pocket money, learn to invest and save, and establish smart spending habits.

Encouraging your kids to develop smart money management habits can set them up for a lifetime of success -- and maybe even help them buy their first home.

Top 10 Sustainable Designs of 2018

 

The American Institute of Architects (AIA) and the Committee on the Environment (COTE) have announced the winners of the COTE Top Ten Awards, the highest honor for buildings that exemplify great design and sustainable performance.

The award, now in its 22nd year, celebrates 10 projects that meet COTE’s rigorous standards for 10 criteria in several areas of design including economic, social, and ecological value. The winners will be honored in June at the AIA Conference in New York City.

Every Step, A Ripple

 

The 11th annual race weekend was immensely successful!  We were glad to be part of this event by running. This event raised over $500,000 this year!

Amazing!


100% of this amount will be going directly toward building accessible clean water systems and providing quality primary education in our 2018 partner communities. It feels great to support this event means thousands of lives in 5 different communities in rural Ethiopia will be transformed forever: Gora Bantu, Awash Kolati, Adimealsinom, Adihaye and Sheni Kondala.

We do other runs as well but this run was different because it made us think how it feels to get the pitcher of water from miles away and its essential basic need which we take every day for granted. Running for water was a great run for our family, supporting this event gave us great feelings and now on we are thoughtful of wasting water.

What it REALLY costs to build a house

Mother's Day Ideas - mom (Mylyne) approved

 

Many kids overthink what to get or give their moms for Mother's Day.  In reality, most moms including myself just want quality time and sometimes a break from the hectic schedule. As a mom, I feel that going to a restaurant is too blah I mean I can do that anytime with or without my kids.  Last year, I wanted a hedge trimmer and alone time.  I spent my "special day" working in my front yard with my red wine while the kids pulled the weeds for me.  Rob then served a nice steak dinner outside for all of us.  It was more than what I wanted!   

Here are some ideas I can think of.

1. Go to the movies

2. Have a spa day!  Mani-Pedi, facial, massage, whatever fits your budget

3. Cook her favourite dish.  Heck, make her a 5 course meal! Most restaurants will be busy anyway.  

4. BBQ at the beach/park (make sure you do all the work and treat her like queen)

5. Clean the house, make her breakfast

6.  Do some gardening, take her to the nursery and have her go nuts.

7.  Book a weekend getaway

8.  Take her boating, if she likes crabs you may as well go crabbing.  Groupon has made boat rentals affordable.

9.  Get her car detailed

10.  For young kids, make a video for your mom on how much you appreciate her and the things you like about her.

Buy frames in bulk

Art makes a home feel more personal and intentional, and coordinating/matching frames can make museum postcards, children's art, menus saved from meaningful meals, and photo booth strips look gallery-worthy. If you find a cheap frame you love, buy as many as you can afford and add/switch out art whenever you're in the mood.

Marketing to Millennial Homeowners

Today is a day we celebrate all women. Women are such an amazing species. We are the creators of all humans, we give the gift of life. How incredible is that. That alone is the most powerful and magical thing in existence.

Should we all cut back on salt—regardless of our blood pressure level?

 

Most of the sodium in our diet comes from salt, or sodium chloride. Sodium has many important functions in the body, including:

      *  transmitting nerve impulses

      *  contracting and relaxing muscle fibres

      *  maintaining proper fluid balance.


But Americans get much more than they need—3,400 mg of sodium per day, on average. (See the chart below for recommended intake.)The kidneys regulate the body's sodium level by getting rid of any excess. But if there's too much sodium in the bloodstream, the kidneys can't keep up. Excess sodium in the blood pulls out water from the cells. As this fluid increases so does blood volume. That means more work for the heart, increased pressure in the blood vessels, and often, eventually, stiffened vessel walls, chronic high blood pressure, and an increased risk of heart attack or stroke.

Some people are especially sensitive to sodium—their blood pressure rises and falls directly with their sodium intake. That puts them at increased risk for cardiovascular disease, even if they don't have high blood pressure. It also means that they particularly benefit from restricting sodium intake.

Those most prone to salt sensitivity include:

* the elderly

* African Americans

* people with hypertension

* people with diabetes

* people with chronic kidney disease.

8 Real Estate Investing Tips for a Better 2018

 

Here are nine tips for fellow real estate investors on how to be more successful in the coming year.

1. Use tax strategies.

Let’s face it—every dollar saved on taxes is another dollar freed up to invest with. This is one of the main pillars of building true wealth.

There are many ways to save on taxes, whether it’s depreciation, all the write-offs the real estate business can offer us (mortgage interest deductions, taxes, maintenance, etc.)

This year in particular, it would be wise to meet for a planning session with your accountant about all the new tax law changes to avoid any surprises. That said, the biggest advantages did not go away, as they stem from things like providing housing, creating jobs, or helping charities.

2. Be focused and disciplined.

Sure, focus and discipline can be applied to things like sticking to a budget and having your financial house in order, but what I’m referring to is a little more philosophical. As Jim Rohn puts it, “We need to work harder on ourselves than we do at our jobs.” Many of us could use more work on our soft skills—things like time management, sales, negotiations, public speaking, or even just reading more.

3. Set goals.

Earl Nightingale, an author and successful insurance broker, best known for The Strangest Secret, put it best when he asked the question, “Where do you see yourself based on the actuarial statistics for 100 men at age 65?” At the time (1950s), the statistics were that one was very wealthy, four were very well-off, five were still working, 54 men were dependent on others, and 36 were deceased. What he noticed was not so much that 36 of the men were deceased, but that there was a common trait in the top 5%—they all set goals!

4. Plan purposefully.

We should all try to be more strategic in our investing this year. For example, you should know your exits before you invest. Maybe you could plan to purchase your first owner-occupied place with the intention of keeping it as a future rental. 

5. Utilize leverage.

You can leverage many things, like relationships, time, etc. What one thing could you really leverage this year to take your business or your  investing to another level? Maybe it’s utilizing your equity better by incorporating more arbitrage? Maybe it’s accumulating more assets with good debt or eliminating all your bad debt?

6. Source OPM (other people’s money).

I’ve always said that your money list is more valuable than your buyer’s list or contractor’s list. Some of the best ways to raise capital involve teaching it, whether that’s teaching about how to invest or the parameters of your investments themselves. 

7. Pay down debt.

If you’re not in accumulation mode and you’re thinking of how to accelerate the pay down of your properties, try to do it in a fashion that considers all the risks, including the use of asset protection and/or estate planning. 

8. Build in asset protection and liquidity.

Obviously, the use of debt can be an inexpensive form of asset protection, especially property that’s held in your own name. This is why I like using HELOCs on properties with substantial equity because not only does it act as asset protection but gives me liquidity too.
