NDPs Major Tax Grab is Coming up!

 

The speculation tax deadline is coming up! Or some people refer to it as NDPs major tax grab! 

If you own a primary residence, rental property, vacation home and/or on the title of ANY 'residential' property that is located within the geographic areas that have been blessed with this tax, you have until MARCH 31 to declare.  

If you do not declare, you will be taxed. 

If you are not sure your property is affected by this tax, triple check here: Affected Areas

Note: everyone on title MUST make a separate declaration. This means, if a house is owned by a husband and wife, they must make 2-declarations. If this couple has added their son and daughter to the title, 4-declarations have to be made.

Refinance Low, Buy Low

 

Most people sell their small property and upgrade into a larger property. When they do this, they are selling high and buying high or they are selling low and buying low.  

Since the market has dropped since that crazy peak we saw a couple years ago, a better solution could be to refinance your current property, keep it and rent it out, then purchase another property at current market lows. 

For example, if your condo is worth $500k and you have a $200k mortgage on it, you could pull out $200k in equity. This $200k in equity can then be used to purchase $1.0 million dollar home. It may be easier than you think when everything is structured properly!

You're not forced to sell your condo and you get to upgrade into a bigger home.

This also works for purchasing rentals.

Top Tips For Selling Your Home IN The Winter

 

Although many sellers shy away from listing their home in the winter months, there are two big advantages to a winter sale:

1. Motivated buyers
Buyers shopping for a home from December to April tend to be more committed to the purchase. Chances are if they request a visit at your home, they’re not “just looking”, like some people do during summer open houses.

2. Lower inventory = Less competition.
With fewer listings on the market, winter buyers have fewer properties to choose from, making your property a hot commodity.

That being said, there are a few important steps to follow when planning for a winter sale:

1.Go lighter and brighter

It’s essential to brighten up your home for Winter open houses and visits. Declutter, make sure every room is well lit when receiving buyers, and repaint your walls a light, neutral colour before listing your property.

2.Stage for the cold

Stage your home to make it feel warm, comfortable, and welcoming. Most importantly, make sure your home is sufficiently heated during scheduled showings. You’ll want buyers to feel comfortable so that they can take their time and appreciate your home’s features.

3. Maintain Curb Appeal

Selling a family home or townhouse during winter also requires more attention to your facade, driveway and front porch. You may not have the advantage of a well manicured lawn during winter, but you do your best to make sure that first impressions are good ones. Salt your front steps and the path leading up to your door to make sure that the ice isn’t dangerously slippery. Porches tend to get messy at this time of year with mud and puddles from winter boots- so take 15 minutes before the showing to clean up the front entrance and welcome mat. You might even consider buying a second, brand new welcome mat that you pull out only on these occasions. Secondly, make sure your windows aren’t fogged up or icy. And lastly, make sure the snow on your front path is shovelled so that your entrance is easily accessible.

4. Create a mood during open houses

Buyers may be braving a snowstorm to get to your showing, so make sure they feel welcomed when they finally get there. Winter is the perfect time to take your open house hospitality to the next level by serving your open house guests some wine or a hot drink when they arrive.

BC Speculation Tax Requires You To Do Your Paperwork

 

Over 99% of British Columbians are estimated to be exempt from the tax. However, to claim your exemption, you must register your property by March 31, 2019 – and it’s easy to do, either by phone or online.

The information you’ll need to register your property declaration will be mailed by mid-February to all owners of residential property within the taxable regions.

This map shows the areas in BC that are affected by the new tax and this is different than the empty homes tax in the city of Vancouver.

Please note that if your property has more than one owner, even if the other owner is your spouse, a separate declaration must be made for each owner.

Like lots of things in life (including yourself!), the real estate world keeps rapidly evolving. Though some things will stay the same, at least one thing your Realtor told you a decade ago is no longer relevant. Here, five once-common pieces of advice experts say that you should now take with a grain of salt.

Old advice: Overprice your home

"This advice is outdated because today—more than ever—people want to feel like they are getting 'value' in what they purchase. Real estate is no different," says Mark Cianciulli, co-founder of The CREM Group, a real estate company in Los Angeles. "So, if you list your house for too high of a price, a lot of buyers won't waste their time, or perhaps even see it, since it won't show in their search criteria."

Old advice: Spring is the time to sell

"Listing your property in the spring to launch during the spring selling season is no longer the case," says Noemi Bitterman, a real estate agent at Warburg Realty in New York City. "With the internet and social media, properties sell all year long. In January, when big bonuses are given, many buyers are out and in full force—even in a snowstorm."

Old advice: If they like it, they will buy it as is

"Instead, I always say 'if you don't want to make repairs, just lower your price,'" says Dolly Hertz, an agent at Engel & Voelkers in New York City. "A buyer walking into a home with glaring defects—like peeling paint, missing moldings, a broken refrigerator—or large projects that clearly need attention—like new decks, roof, or siding—is going to say hello and goodbye in the first five minutes."

Instead, do what you can to make the place as move-in ready as possible.

"That may include repainting the kitchen or re-facing the cabinets—not necessarily re-doing the entire kitchen," Hertz says. "You may not recoup every penny you spend on preparing for the sale, but, if you get a buyer willing to engage, you've met your objective."

Old Advice: List in your local newspaper

"The days of searching in a print medium are over as most buyers are looking at online real estate websites for potential homes to buy," Cianciulli says. "What I would recommend is having a virtual walk-through done of your property and asking your agent to upload that for you. This allows you to show buyers more features of your property versus still photos that don't show off everything about your home."

The 5-Step Plan to an Extraordinary Year

Transforming into the person you want to be in 2019 is not difficult so long as you have the dedication, focus and correct tools at your disposal. But you should always remember to set your sights on something within reason.

Most people overestimate what they’re going to do in a year, and they underestimate what they can do in a decade, or two or three or four.

Follow this roadmap to begin crafting the best year of your life.

1. Feed your mind.

Feeding your mind is all about perspective. You’ve got to bring something new to it otherwise, you’re going to keep operating off the same old beliefs, the same old thoughts, the same old emotions that have not gotten you to the level you want. Don’t just hope things will go the way you want. Condition yourself to believe that they will.

2. Strengthen your body.

Strengthening one’s mind is crucial. But equally important is strengthening one’s body.   

Go on a sprint. Go lift some really heavy weights. Go on a really long walk. Priming your physical self can set the stage for the change you want to see mentally or emotionally. You’re going to get depressed if you drop your shoulders, drop your head, speak slowly and think about what you’re afraid of. But if you go for a really intense run, music blaring and heart pumping, your body and mind will both be energized and clear, and you’ll be able to better focus on what you want.

3. Find a great role model.

If you want the best year of your life, you need to decide to find a great role model who is already getting the results you want. You don’t want to just try to do it yourself.

4. Take massive action.

This step is simple: Make a huge step forward. Build your company’s website. Reach out to a prospective investor. Talk with your spouse about couples counseling. Plan that grand vacation for your family you think will bring everyone together.

But you must remember to be flexible and alter your course if necessary. To really demonstrate the importance of this point, Robbins often shares the same metaphor. Let’s say your goal was to see a sunset, and you began by running east.

“I don’t care how positive you are, I don’t care how enthusiastic you are, it’s not gonna happen—you have the wrong strategy,”

5. Get outside of yourself.

Instead of focusing 100 percent on your goals and what you want to achieve, you must also find a way to add value to others. As corny as it sounds, the spirit of living is giving, and it’s what makes us alive. This will have two primary impacts:

No. 1, your problems will lessen in intensity.

No. 2, your life will have more meaning.

Life is not about me; life’s about we. So it’s not just growing, it’s growing and contributing beyond yourself that makes your life meaningful.

Embrace Uncertainty

One of the most important things you can do to make 2019 your best year yet is become comfortable with uncertainty. The quality of your life is in direct proportion to the amount of uncertainty you can comfortably live with. Because if you want to be certain about everything every moment, then you can’t do something new, you can’t grow.

Our brains were designed to assess and combat risk, and fight or flight when necessary. But we are more than our minds. We’re our heart, we’re our soul, we’re our spirit.

And if everything in life were certain, life wouldn’t be worth living. We all want certainty so bad. But if you’re totally certain every moment, what’s going to happen? You’d be bored. So we need uncertainty. We need a lot of it.
