Learning to be a football mom...

 

As my son Kasimir's first year of Highschool starts, so does the football season. This is our first year of football and I am sure all of you who have had children in team sports know it is CRAZY!!!! 5 day a week practices, growing pains, taxi service (aka Mama & Tata), etc... I am very proud of him as he came in knowing nothing about the sport and just keeps going. GOOOO IRISH! 



How did it take us 12 years!!!

 

What a summer it was!!!  This year was the first time as a family that we have gone back to Croatia.  Josip's first time, Kasimir's second time and 12 years since Ante or I have been there. It was the best time I have ever been, Josip & Kasimir did not want to leave. We spent the majority of our trip really getting a feel for where my father in law was born (Sumartin, Brac). We stayed in the family home & toured Brac like locals. I have to say that the highlight of our trip was being there for the World Cup!  I get chills even typing it, as it was an experience I cannot even describe in writing.  I am so proud of our heritage and am a forever soccer fan now! The pride for Croatia is beyond words, the celebration to be second in the world was AMAZING! Croatia, you are number 2 in the world but number 1 in our hearts! We will be back soon, never again will it take 12 years!

About last weekend...

 

This past weekend was one of the best competitions I have been a part of.  24 teams of women (3 per team) competing for a cure for breast cancer awameess.  We raised money & sweat for a great cause at our own home gym, Crossfit Overdrive! Proud of my team, I couldn't do this with out them on a this day or a daily basis!

Realtor by day, Crossfit Mom by night!

 

As a Realtor I have been blessed to be a part of a community of giving & helping others attain their goal of homeownership.  As a mom & wife I find my outlet in Crossfit. We are now a family of Crossfitters with my oldest just joining our gym this month.  This past year I have joined the Function Fitness League as an ambassador for our Richmond Crossfit community.  We are competing in quarterly matches against other Crossfit boxes & meeting new people. Always a fun time! 



Rate hike increases mortgage costs

 

On January 17, 2018, the Bank of Canada (BOC) raised its overnight interest rate 25 basis points to 1.25 per cent citing the growing economy and rising inflationary trends.

In anticipation of this increase, the six major banks raised their posted five-year, fixed-rate mortgage rates to 5.14 per cent from 4.99 per cent.

Bought a new couch and...

 

They made us pose with dogs for the discounted price.  Interesting marketing tactic but the couch is super comfy. I would recommend them for furniture in the future, just be prepared to take a picture with these cute, furry friends! 



Assessments are in! Greater Vancouver assessments trending upward

Below was published by the Real Estate Board of Greater Vancouver. This article will give you more information about assessments & how to decipher them this year. 

Property owners received their 2018 assessment notices in the first week of January.

In Metro Vancouver, changes ranged from 5% decreases to 15% increases for detached homes. Residential strata units increased from 5% to 35%. Commercial properties increased from 5% to 50%. Property owners with significant increases received a warning assessment in early December 2017.

The 2018 Assessment Notice is BC Assessment’s (BCA’s) estimate of a property’s value as of July 1, 2017. For new construction or substantially renovated homes, the estimate is based on the physical condition as of October 31, 2017.

Its been a long time since I have sent out a newsletter, thought it was about time I get back on it & say hello!  Its been a busy year this year.  We as a family spent the summer enjoying Vancouver a bit more rather than going away on vacation.  The Real Estate market was busy, Ante had surgery on his meniscus, Kasimir bruised a couple ribs on his skateboard but all in all we are intact & ready for a great Fall/Winter season!

Girls Gone RX-Compete for a Cure!

 

Over the past weekend my Team (S'moreo) & I competed in a competition over the border in Bellingham, Washington which raised over $5000 towards Bright Pink for Breast Cancer Awareness.  There were 40 teams of three women (120 women) Crossfitting for a great cause! What an awesome experience to be a part of. This is one that our local gym (Crossfit Overdrive) will make an annual event.

Mortgage Qualification Changes

 

If you were planning on purchasing your home with less than 20% downpayment (meaning you are putting down as little as 5%)….. the mortgage amount you could qualify for has significantly decreased.


This new rule was imposed by the Federal Government to ‘ensure a stable housing market’.


What it really does…..limits the borrowing power of the regular person.


EXAMPLE: Assuming 5% down

If you earn $50,000/ year salary….you could qualify for a mortgage of approximately $333,000. Purchase price of $348,000

As of October 17, 2016……the max mortgage you can qualify for is approximately $262,000. The purchase price is approximately $275,000.

This decreases your purchasing power by 21%.

This might work in the rest of Canada, but in Vancouver with the non-existent rental supply now making it harder for the regular person to own their home……it is only to get harder and harder to put a roof over your head.

If you have 20% downpayment, no worries…….

BUT….if you have been sitting on the sidelines with 5% downpayment….you should jump in into the market.

The BC Minister of Finance has announced several changes to the Property Transfer Tax program, effective Wednesday, which include:

* A property transfer tax exemption for Canadian citizens and permanent residents who purchase newly-built homes, condos and townhouses under $750,000.  

* Purchasers must live in the property for at least one year. This is a potential savings in closing costs of up to $13,000.

* A one percent increase in property transfer tax to three percent for homes which are sold over the $2 million mark.

* The first time home buyers exemption will remain in place for homes under $475,000.

* Buyers will need to start disclosing their country of residence in all property transactions.

* The beneficial ownership of properties held by corporations will also be tracked.

OPEN HOUSE CRAZE

 

Just had an open house on my new listing last Saturday. Friday night it hit the market, Saturday we entertained 61 groups (not people) through and sunday to our surprise another 38 groups.  Totallying 99!  Today I can say it is SOLD & for over asking! 

I am amazed at the activity.  This definately shows our inventory is low! Hop on this selling craze, ask me how!



Honolulu No Ka 'Oi

 

In January my family took our first trip back to where I was born, Honolulu, Hawai'i. It has changed so much but still everytime I go I feel like I am home. The people of Hawai'i are so welcoming & you feel the aloha spirit from the airport to the beaches. After asking our children if they would like to go to Hawai'i again or Disneyland they both without hestiation said Hawai'i first!

CMHC Increases Downpayment Requirements > $500,000

February 15, 2016 is a date to keep in mind if you are planning on purchasing a property between the value of $500,000 to $1,000,000. 

The government has implemented a tiered downpayment system in hopes to "maintain a healthy, competitive and stable housing market. 

The minimum down payment for new default insured mortgages will increase from 5% to 10% for the portion of the purchase price of the property that is greater than $500,000 but less than $1,000,000 (tiered scale).

Example: A property with a purchase price of $675,000 will now require a total down payment of $42,500.

o    5% of the first $500,000 = $25,000

o    10% of the remaining $175,000 = $17,500

This tiny Vancouver home can be yours for $20k, but there's a catch

 

Looking through some great facebook posts in the last month & this one came up again. Mr. Lam renovated a shed to be a tiny home/guest quarters of some sort & when a neighbour complained, the city made him get rid of it.  So sad to see it go but to a happy buyer it's a mere $20,000.  See the article for more info.  Tiny House 20k



Mortgage Broker & Realtor Tag Team

 

A couple months ago I asked Mortgage Broker, Krista Klein if she would like to join me at Crossfit Overdrive for our friends & family day.  She said yes quickly & I went with it.  I picked her up at the skytrain & she headed over with me.  When tires started flipping, rowers pulled out & a fire fighter fake body was tossed in the middle of the floor she wondered what she got herself into.  All in all Krista did great & the Realtor/Mortgage Broker duo worked together for a fun filled morning!
