New CMHC Rules (Entry Level Residential + Multifamily Commercial) Impact

 

Four days ago CMHC made an announcement that will impact entry level home owners and Multi-family investments.  While we do not have word if Genworth or Canada Guaranty will follow suit at this time, it is prudent to expect them to conform as well.

Ready For Sweet Summer Nights

 

At home, we have been doing a lot of house projects (a... lot..).  While I set the intention for re-calibration this year, I had no idea to the degree that this was going to take place on 2020. 

Personally, we have been shedding, adjusting, leveling - up and defining our ideal lifestyles and daring enough to transition into it.  Eek... some major adjustments and all sorts of emotions and fears coming up.  At the same time, I am more willing than ever (or rather unwilling to not go for it) as a result of the massive global slow-down and world-shift happening. 

While we take the time for deliberate creation and give ourselves the space to dream bigger than ever before... we want to enjoy our home and experiences to the fullest. 

Hubs built this amazing 14 person table in a weekend.  We can host to most now and enjoy good food and company all summer long (and beyond).

Talking Mortgages During Covid19

 

Something that this pandemic has taught many, is just how exposed and vulnerable we are.  In other words, we carry on day in and day out like busy little bees – throwing money at  things that we don’t have time to do.

We either have time or money, and every rarely does the see-saw balance in the wind equally calibrated.  Right now, we all have more time than we have ever had! Some people will find themselves losing ground fast -> What should we be doing right now to self-insulate?

75% Wage Subsidy + $40K Loans to Business Owners

 

Small businesses will now be able to receive up to 75 per cent in federal government funds in order to keep paying their employees during the COVID-19 pandemic – up from the previously announced 10 per cent subsidy plan. (Link here)

Also, under the new Canada Emergency Business Account, storefront businesses will also qualify for up to $40,000 in loans which will be interest-free for one year, with up to $10,000 forgiven, Trudeau said. Business owners will have until June to pay GST and HST payments while taxes on imports will also be suspended.  (Link here)



What is Really Going on with Interest Rates Currently?

 

It is nearly impossible to turn on the TV or radio and not hear about the COVID-19 pandemic.  The economic impacts of this virus are being felt around the world, and Canada is no exception.  During March 15 - March 31 - we saw an astounding number of rates changes DAILY!  Thi sought to have been a record somewhere.

Over the last month we have a dramatic drop to Prime rate, which is currently resting at 2.45%, and there is a lot of confusion about what interest rates are actually doing. 

Although Prime rate is at a historic low, interest rates have been on the rise since March 19 due to the overall volatility in economics. Lenders are no longer offering discounts off Prime Rate for variable rate mortgages and Insurable fixed rates are between 2.49%- 2.69% and Uninsurable up to 3.29%.  

On the whole, financing is very affordable so do not let this deter you from taking action. However, if your existing mortgage is under 3.29% now is not a time to refinance as fixed rates are currently higher than that.  If you NEED the money to access your equity - we can look at doing a blend and extend where we don;t break your current mortgage but get you new money.

Using video conferencing can be a challenge at first for the non tech computer user. Don't fear, there are numerous tutorials you can find with a simple google search, check out youtube and watch a few before reaching out to family or friends.

Our 4th Furnished Rental coming online...

 

We have our 4th furnished rental in South Surrey White Rock coming up in July.

It wasn’t expected to be so quickly on the heels of our 3rd unit (which is now rented out for double for the next 6 months) but hey, that’s life and it’s not exactly what I want. 

For the past decade, I have been on a journey of finding multiple income streams where I don’t have to trade time for money. 

This little gem that we bought off Craigslist in summer 2016 fits right into my DREAM. I want to OWN our time.  To me, that means earning money while we sleep and while we experience off the best things life has to offer! It means we are earning enough to support our lifestyle while we travel and live passionately and presently in whatever we are doing while building wealth to draw upon in our futures and having enough to pass onto our kids to carry the torch. 

To me, my DREAM life is living with an elimination of all financial worries, now and in the future with never being without.  It’s also knowing that I have the money and resources to pay for whatever the people of love need medically or otherwise. 

This to me is total freedom. MY dream... and it’s becoming our reality. 

This one property has the potential to retire my husband from his career job. While it’s not quite there and I am not ready to make such grand shifts, the plans are in action. 

Real Estate is powerful, and so are your DREAMS.

Why Criminals chose Canada to launder Money

 

News that some $5 billion was laundered through British Columbia’s real estate market in 2018 comes as no surprise to experts, as Canada’s weak money-laundering laws make it an attractive spot to park ill-gotten cash.

Kevin Comeau, author of a recent C.D. Howe report on money laundering, says people in corruption-prone states who seek to hide the source of their wealth can’t just buy a big house in their community, so they often look to cache it abroad.

Self-employed increasingly turning to private lenders for mortgages

 

TORONTO — The self-employed are among the growing number of Canadians turning to private lenders in order to obtain a mortgage.

While many prospective homeowners are driven to alternate lenders because of government-mandated stress tests and poor credit scores, the self-employed often have additional burdens to overcome in proving their income.

“There’s more and more people seeking private loans than ever before and that’s a direct result of government making it more and more difficult to qualify,” says Dan Caird, a mortgage agent with Dominion Lending Centres.

According to the Bank of Canada, private lenders have doubled their share of the mortgage market since 2015, accounting for eight per cent of Canadian mortgages in 2018, and an even greater share in the hot real estate market of Toronto.

Insane past month - how was yours?

 

Whoa what an insane past couple of months.  It was one foot in front of the other - no thinking about it or it was simply too overwhelming. 

Looking back, this is what was accomplished: 

*Sold 5 personal properties

  --> Edmonton Apartment Building

  --> Calgary Single Family

  --> Three Pemberton Condos

*Completed DIY full renovation on our 3rd funrished short term rental suite in White Rock (Moonlight shifts)

* Four stressful trips to Ikea (3 too many) and way too many trips to return merchandise

* Helped a family buy their childhood home with mortgage financing

*One 24 hour trip to Pemberton

*Brought on six more Clients 

* Two friend b-day parties

*One daughter turning 9 (2 hosted Parties of 30 people)

AND That's a Wrap!



We re-homed Gerbils

 

Ella received 3 pet gerbils for her birthday to are for. 

SHe names them Honey, Snowball & Midnight. 

I am taking quite a liking to these fur balls - they sleep in a pile. ;)

OTTAWA — Bank of Canada governor Stephen Poloz says the economy needs a longer lift from stimulative interest rates to overcome domestic and global economic hurdles, though he predicts the country’s recent economic weakness will only be temporary.

Poloz, speaking Monday to a business audience in Iqaluit, Nunavut, noted the difficulties related to the late-2018 drop in oil prices, the cooler housing market and ongoing global trade uncertainty. He then argued the data have also shown “many areas of encouraging economic growth.”

“Clearly, there are challenges in the Canadian and global economies that we need to manage,” Poloz said in his speech to the Baffin Regional Chamber of Commerce.

“But there are clear signs that Canada is adjusting to the challenges.”

How to work from home more EFFECTIVELY!!!

 

In the 20's (2000's) that it is, it is perfectly accepted to work from home and be a credible professional.  Think goodness - because I don't think I can fit into the office space mold and deliver value and be happy doing it.

However, I do not work in my pajamas and all over the house. 

Here are 9 critical actions to work from home effectively. 

1) Have a dedicated Work Space


2) Get Dressed and put make up on (if applicable)


3) Interact with your colleagues or industry peers👫


4) Schedule your Breaks - Even if they are a walk around the house 6 times a day and back to your desk like me!


5) Clock Out ⏰ (at least try to respect boundaries, reminding yourself that everything will be there tomorrow and its better that you address matters with a calm, clear head. 

6) Keep your space tidy. 

That's it. Follow this and you will have peace and hopefully production.
