Should I Consider a HELOC?

 

If you have started to build up equity in your home or if you want to get access to some equity in your home, then you may consider a HELOC (Home Equity Line of Credit) instead of a mortgage.

There are a number of lenders who offer HELOC's, they all have different names for them and they each can have different options, so it's important to be aware of these before you choose.

Like the graphic above shows, when you refinance your home or when you wish to arrange a HELOC, the maximum HELOC limit can be just 65% of the value of your home.  You can finance up to 80% of the value of your home, therefore the additional 15% must be set up as a mortgage with principle and interest payments.

Some advantages of a HELOC... 1) you can draw down any amount (up to the limit) that you need. 2) you can pay off the revolving portion without any penalty 3) your minimum payment is just the interest owing each month.  4) you can use the money for what every you want, investment, renovation, vehicle purchase. Therefore, a heloc can give you flexibility and can be great for an investor or business owner who have need for large lumps sums of cash and then receive large lump sums of cash later. 

Some dis-advantages of a HELOC... 1) the interest rate is typically set at prime plus 0.50% which is typically higher than a comparable fixed or variable mortgage rate 2) some clients struggle to pay off the balance because they are just making minimum payments and haven't created a discipline or habit to make larger payments. 3) access to lots of available cash, makes it tempting to use the money to purchase something before you need it, or use it for monthly living costs.

A HELOC can be a great tool and a great tool I have often recommended, provided it's used wisely.  If you want to learn more about how a HELOC can fit with your circumstances, give me a call or send me a quick email.

Sun, sand and our first multi-unit purchase...

 

Without the routine that the school year brings, as a family, we finally managed to do a few of the things that we'd been hoping to make happen for a while now. Good friends and clients of mine were generous enough to offer us a few days up North at their new cottage retreat, and fortunately we managed to get some of the nicest weather we've had this summer while we were away. The kiddos embraced the water and sun, and even James and I managed to get some much-needed R&R. A few days trips to Wonderland, Springridge Farms, and more parks and splash pads than I can count, have worked to round out our summer so nicely thus far.

After many years of deliberation, we also managed to buy our first multi-unit investment property earlier this month. With closing slated for the end of October, we're looking forward to becoming landlords, in hopes that this purchase will be the first of many small commercial purchases for our family. SCAM ALERT! BBB's Top 10 Scam Alerts for 2017

 

Seems like about every 6 months we get one of those letters in our Canada Post Mail Box from Tanzania about some diplomat who's assets are frozen and my credit card number is all they need to set the assets free for me to claim.

Unfortunately most Scams are much more covert, hidden in spam email  links, app links and on your smart phone social media.

Thankfully we have organizations like the BBB (Better Business Bureau), a trusted consumer safety and advocacy group full of great resources for looking up scams and other Consumer Alerts.

Renos & Birthdays

 

June was a super busy month around our house as we finished up the renos we'd been living through since the end of May, celebrated my 30th and Dean's 7th birthdays and the older kids wrapped up school for another year. Fortunately now that July has rolled around, we're enjoying the lazy days of summer that much more! Wishing you and yours a wonderful summer!!!

Last night I was hanging out with my fellow REAGGIES and there was an exercise in which the room full of 100+ people were surveyed on the most useful apps to manage life.

What does Brexit Mean for Your Mortgage?

 

For now, the most immediate impact for Canadians will be lower interest rates. Central Banks throughout the World will be monitoring the financial markets and take the actions necessary to avoid a financial crisis.

The US Federal Reserve, which was widely expected to hike interest rates once again in September, will likely remain on the sidelines.

Team Yool Does Pioneer Camp!

 

Having grown up spending at at least a week every summer at a camp near Wasaga Beach, when good friends of ours suggested we join them up at Pioneer Camp in Muskoka for a week this summer, I didn't think twice about starting this new little tradition with our family. With the older two kiddos as campers, the younger two as "grasshoppers" and James and I working in the kitchen, I can honestly say that, even in spite of the heat and insane exhaustion, we all had an incredible time! Dean and Brooke spent the entire car ride home sharing stories from their week and telling us how they couldn't wait to go back next year! 

In the bottom left pic you can even see Dean and his best buddy Hunter holding up the "Chilly Willy" award they each got for taking an early morning swim everyday before breakfast.

Early Renewal?

 

When your mortgage term is coming to an end, do not simply "early renew" with what your lender offers you. Explore your options. 

Things to think about when your mortgage is up for renewal:

1. Do you have any high interest credit cards or loans you would like to roll into your mortgage?

2. Can you qualify for a re-advanceable mortgage? Not sure what this is? Ask me today!

3. How long are you planning on staying in your existing home? Why sign for a 5-year term when you might move in the next 2-3 years?

4. How does your existing lender calculate mortgage penalties?

5. No matter what, you have time, so don't succumb to bank pressure.

At the very least, give me a shout and we can discuss what other options are out there. You might be surprised!

Aside from whether they should go "Fixed" or Variable" for their upcoming mortgage, I find that one of the most frequent lines of questioning I receive from current and prospective clients involves the potential purchase of an investment property.

"Are they a good long term investment?"

"What should I be looking for?"

"Where should I be looking?

These are complex questions that undoubtedly are going to look different for everyone, but time and again, I suggest some of the best returns you're likely to receive for your investment dollar can be seen through the purchase of a multi-residential unit in the Hamilton/Niagara Region. Given prices in the GTA, regardless of whether you're looking for monthly cashflow, long term appreciation or both, my take is that there is significant upside potential to be realized on through the purchase of a multi-unit residential income property in any of these regions.

Due to the additional level of due diligence required when purchasing almost any investment property, I can't stress enough the importance of working with a good Realtor. Our Reno Update

 

In spite of my incredible love for all things interior design, I have come to realize over the years that although I have a deep appreciation for living and working in a beautiful space, somewhere between the Pinterest pic and my family room, the design gets a tad lost in translation. 

Enter Karin of Karin Bennett Designs! Aside from being an absolutely beautiful person inside and out, Karin is an incredibly talented local Interior Designer and Enterpreneur. You may have even seen her work, as it was recently featured on 2 episodes of HGTV's The Property Brother's! Having never taken on any sort of renovation project before, James and I sat down at the get go and decided that hiring an Interior Designer to assist with some of the decision making was probably best for our pocket book and our marriage ;) Needless to say, Karin did a spectacular job! In a few short hours she helped us with the picking of paint colours, flooring, furniture placement and

And we got Glasses!

 

Aside from the renos going on at our new home this month, the big development in the Yool household came about two weeks ago at the Optometrist. On the recommendation of his teacher, we made an appointment with the Eye Doctor for our oldest, Dean. Sure enough, in spite of having seen her back in late August just before school started, his vision had deteriorated to the point that he now holds a perscription for both near and far sightedness.

As they all grow, I realize more and more that there's never a dull moment when you have four so close together. With that said, although I may be biased, I feel like this development sure had a pretty handsome little outcome :)



What Do I Do When My Mortgage Is Up For Renewal?

 

Frequently I have clients call to tell me that their mortgage is up for renewal at their bank in the next 4-6 months. The bank is "allowing" them to renew early at a certain rate, but they want to know if they are getting a good "deal".

Here are a few things to think about when your mortgage is up for renewal:

- Do you have any credit cards or loans you would like to roll into your mortgage?

- Are there any reno projects on the horizon within the next 1-3 years?

- Do you have plans to move, or maybe buy an investment property in the next few years?

- How does your existing lender calculate mortgage penalties?

And probably most importantly, remember that you have time! Don't assume that you're receiving some type of a preferential rate because you're an existing customer. Ask questions, find out your options, and speak to a Mortgage Professional who will actually tell you if what you're being offered is competitive. Never think twice about giving me a shout; I'll tell you if the interest rates you're being offered are really decent, abysmal or somewhere in between. Sometimes it makes sense to look elsewhere, sometimes it doesn't - if it doesn't make sense, I will tell you. In my business it's far more important to lose the battle than it is to win the war. At the end of the day, I want happy, satisfied clients who will tell their friends and family about the job I did for them, so I strive to provide advice accordingly.

Imagine paying a $9700 penalty on a $200k mortgage. Here is an example from CIBC.

I'd almost say that big banks make more money on penalty fees then they do from the actual mortgage. If you are working with a broker or lender and all they discuss is the 'lower rate'.....RUN!

You could be paying for that low rate with a penalty like this.

Of course there are some of my clients who's only choice is to use a bank, however, 90% or more of my clients are using non-bank lenders for this very reason.



First Time Home Buyers' Tax Credit Eligibility

 

Did you buy a new home in 2015?

You can claim an amount of $5,000 for the purchase of a qualifying home acquired in 2015, if both of the following apply:

- you or your spouse or common-law partner acquired a qualifying home; and
- you did not live in another home owned by you or your spouse or common-law partner in the year of acquisition or in any of the four preceding years (first-time home buyer).
