Some Of The Things Home Owners Should Be Doing To Prepare For The Upcoming Winter

 

Here is a quick list of my top 10 home "To Do" items to get ready for fall and winter

1. Clean gutters and down spouts from leaves

2. Have your furnace serviced and replace the filters

3. Book an appointment to have snow tires put on

4. Check flashlight batteries and survival gear and be prepared for power outages

5. Ensure patio chair cushions have been properly dried before storing away

6. Consider fall fertilizer as well as buy and plant bulbs for color in the spring

7. Clean the dryer vent from back of dryer to where it exits your house

8. Final cleaning of the barbeque

9. Cut back your perenials

10. Replace batteries in home smoke detectors



2 concerts we went to

 

We went to 2 concerts this month....one was with friends and we went and seen the Dixie Chicks, oops I mean the Chicks.  I don't think I will ever get used to their name change.  It was a pretty good concert.  

The other concert was completely different for us, but we loved it.  We went and seen Bria Skonberg.  New York City Based Juno award winning Jazz trumpeter and vocalist.  Wow does she have talent.   She was amazing.  Her pianist has some magic fingers I swear he made that piano dance.  So glad we got to see them.  And it was a great date night for the hubby and I.  



Chilliwack Sunflower Festival with my girls

 

Well my oldest daughter is 29, where did that time go...eeek.  This year she celebrated a little differently as she is on crutches from a softball accident, poor girl.  So we went and enjoyed the Sunflower Festival and pushed her around in a wheelchair, which that alone was a feat, but fun.  She may say otherwise LOL.  But more memories were for sure made and we had fun.  I love hanging with my girls.  Click below to see....

Teaching kids about money

 

Financial independence is a critical skill for future success that your children will not learn anywhere else.

Not only does financial literacy help your children have more success in life, but it allows them to move out sooner and it avoids delaying your retirement with additional expenses to support them.

So, how do you teach your children about money?

Review Your Attitude Towards Money: The first and most important thing is to examine your own attitude towards money. Are you a penny pincher? Frivolous spender? Do you buy on impulse, or take a long time to make a purchase? How much debt do you have? Your financial habits will shape your children. To ensure that you are setting them up for their best financial future, parents need to consider what messages they are sending with their own money habits.
 Give Your Children an Allowance: Providing an allowance to your children (especially one in exchange for chores) is an age-old way of teaching your kids about money. A good guideline is $1.00 per year of your child’s age. For a 10-year-old, this would be $10 per week.
 Teach Your Child to Save: If you are giving your child $10 per week in allowance for chores, encourage them to put even just $1 per week into a piggy bank. In six months, show them how much money they have saved and talk to them about why it is important, and what they can do with that larger amount now.
 Encourage Kids to Think Before They Buy: While it’s hard to get a 10-year-old excited about an RRSP, there are other ways to help them plan ahead. One is to encourage them to think about their purchases before they commit. They saw a toy on TV and they have to have it - teach them about how advertisements are designed to make you want something. Ask them to wait a week. Do they still want it?
 Involve Your Children in the Family Finances: It is more valuable than you might think to let your kids see and hear you discuss financial planning; let them be part of opening and paying bills or planning vacations. Explain why and how much you pay for certain things and discuss affordable choices. This helps them be part of the conversation and will work to instill a sense of financial responsibility as they grow up.

Remember, you are the best example to your children about money. Don’t be afraid to share the ups and downs with them. Be patient with your kids, but don’t give up! The best thing you can do as a parent is to promote financial security and independence

My prayers go out to all...It is horrible how many people have lost their homes, and others are been threatened of losing theirs.  All those poor animals.  Today we wake up on the west coast of BC and the smoke is so bad, you can't go outside as it hurts to breath.  If anyone needs a place to stay we have acreage for your rv's and extra beds as well.  Please stay safe out there.  



Shocked By Your Mortgage Renewal Offer?

 

If your mortgage is up for renewal in the next six months, you are probably coming off a nice low interest rate that you have enjoyed for the last few years.

Chances are that you are aware that rates have been climbing steadily over the last 24 months and your renewal rate will be substantially higher than the rate you last negotiated.

Some lenders are forecasting that rates may continue to increase and are calling up borrowers asking them to renew early. That may seem like they have your best interest at heart but to do this you have to give up your current low rate for the balance of your term.

Don't be fooled by this tactic of renewing early into a less than stellar, higher-than-you-pay-now rate.

What we recommend is to lock in a rate today that is good for four months by committing to moving your mortgage to a new lender, stay with your current lender with the current low rate until your mortgage renewal date, then make the move. We will get the new lender to offer the guarantee that in the next four months, if rates come down, you can request the new lower rate.



My Sister got married

 

Well the family, minus Tanesha flew out to Ontario for my middle sisters wedding.  It was absolutely amazing.  It was an outside wedding at my parents place.  It was pouring rain when we woke up and we were all like OH NO....but the heavens opened up and it turned out to be a perfect day.  It was so gorgeous.  I made a little reel so click the link below.

Off to Bowen Island and beyond

 

This is our second year that we joined our friends and went to Bowen Island around the August Long Weekend....this year we got to enjoy the Doc party that they have.  The band that was playing was the Pop Junkies which was the same band we had at our place a couple years ago.....so much fun.

We were spoiled once again with fresh prawns that we caught and got to see the killer whales 2 times.  We got to stay in our favourite cove for a night, which we wish it would have been 2 and then stayed across from Gibson the last night.  We truly love the ocean.

First Home Savings Account (FHSA)

 

A first home savings account (FHSA) is a registered plan allowing you, as a prospective first-time home buyer, to save for your first home tax-free (up to certain limits). You are able to open an FHSA as of April 1, 2023, however, financial institutions are slowly rolling it out so most institutions are still building the infrastructure at this time.

To qualify to open a FHSA you must be at least 18 years old, be a resident of Canada and be a first-time home buyer.

Your FHSA participation room in the year that you open your first FHSA =$8,000

The lifetime FHSA limit =$40,000

Who's driving the boat?

 

This trip was just last weekend....the 7 of us who we now call the 7 dwarfs, all planned this trip back in January.  We ventured by boat over to Salt Spring Island for a 5 day excursion. A friend of ours was having a 60th Birthday and it was Darin and I's 33rd Wedding Anniversary.  It was a cram packed full of fun and laughter weekend.  We went on wine tours and breweries, seen the market, had a pig roast and many more fun stuff.  The best part of it all being the 7 of us being packed into our boat made it the funnest.  Memories were definitely made.

Boating season has began

 

For those of you that know us know that we love our boating time.  We have been out so far May long weekend and then one other weekend so far, but the rest of the summer is pretty well booked solid, so we are excited to get out there and explore more of our beautiful waters.  So far this year we have seen beautiful waterfalls, beautiful sunrises and sunsets and we got to see a family of Killer Whales.  That was my highlight of the trip by far and hope to see more.

This is very important to learn for young, potential, buyers in the future. It's tax free and allows you to save for a home.

Your FHSA participation room for the year is the maximum amount that you can contribute to your FHSAs or transfer from your registered retirement savings plans (RRSPs)  to your FHSAs in the year without creating an excess FHSA amount . Your FHSA participation room in the year that you open your first FHSA =$8,000

The lifetime FHSA limit =$40,000

All contributions you make to your FHSAs and all transfers from your RRSPs to your FHSAs will reduce your remaining lifetime FHSA limit. If your contributions and transfers to your FHSAs in the year exceed your FHSA participation room for the year, you will have an excess FHSA amount. Whats wrong with this picture?

 

LOL.....what's wrong with this picture?  The big beast is our youngest daughters dog named Zane.  He thinks he is a lap dog LOL.  We looked after him all weekend well they were away and well that is one way to get us ready for grand babies that is for sure.  Our little ones didn't know what to think and sure didn't want to play with him either.  He sure does enjoy his loving though, such a sweet boy....with lots and lots of hair need I say more....eeek!!



Our baby turned 21!!

 

What the heck!! Where did that time go???  It just seems like yesterday that she was just a little baby.  We had a great weekend celebrating her though.  Us girls went to high tea for lunch.  For supper we and some friends went across to the states to El Nopal  (a Mexican restaurant) so that she could have her first legal drink.  It was 21 in style!

5 Things That Happened To Real Estate In 2022

 

The 2021-2022 period saw a truly remarkable transformation within the real estate industry.

The Bank of Canada's increasing policy interest rate to bring inflation back to target meant that mortgage rates could rise and hit homeowners hard.

To counteract this, interventions by both the federal and provincial governments were heavily relied on to cushion households from the financial shock. B.C. Homebuyers Now Have 3 Days to Change Their Minds

Most homebuyers in British Columbia now have three business days to think about their purchase, allowing them to back out if they can’t secure financing or arrange a home inspection – or even if they just get cold feet.

The province’s Home Buyer Rescission period came into effect Tuesday and takes effect at midnight following the acceptance of an offer.

The government says it will give buyers some protection in the face of rising interest rates and what it calls high-pressure sales tactics.

"Housing remains a top concern for people in B.C. and a top priority for this government," said Finance Minister Katrine Conroy said in a news release. "Buying a home is one of the biggest decisions of people's lives. This is an important milestone as we lead the way in protecting people and strengthening public confidence in the real estate market."

The cooling off period applies to detached houses, townhomes and condos but does not apply when homes are auctioned or when the home is on leased land.

Fixed mortgage rates are falling

 

While rates have been steadily climbing for variable mortgages, fixed mortgage rates have been moving in the opposite direction.

Certain lenders and national brokerages have been gradually dropping rates for select terms since the start of the month. Average nationally-available deep-discount 5-year fixed mortgage rates are now about 20 basis points lower compared to earlier in the month, according to data from MortgageLogic.news.

The move follows the recent decline in the 5-year Government of Canada bond yield, which typically leads fixed mortgage rates.

The 5-year bond yield closed at 3.05% on Monday, bouncing back slightly from a 5-month low of 2.80% reached last week. Still, yields are down from about 3.40% four weeks ago and the 14-year high of 3.89% reached in October.

Our little plane trip

 

Wow what a trip....we flew from Vancouver to Tofino in this little plane which was something I had never been on before.  It wasn't as loud as I thought it would be.  The views were spectacular as we couldn't have picked a more perfect sunshiny day.  We went over to surprise a friend of ours for her birthday and wow did we ever surprise her.  I love when you can make that happen.  We had a great weekend soaking up the sun and enjoying the sunsets and waves.  Tofino is for sure one of my happy places.

This is at my middle daughter Tanesha's salon, called Mirror Envy Beauty Salon.  We were all together down there and it seemed to be a perfect photo op everyone kept saying.  Have you ever been down there?  My youngest  Shaqala (Shaq) can do your lashes, the oldest Esteel, can do laser hair removal.  Tanesha's salon offers many services, from hair, hair extensions, tanning, sugaring, lashes, butt lifts, facials, lash lift and tints, and the list goes on.  So if you are looking for a gift for that special someone or need to be pampered yourself go check it out.  It is located in the Mission Junction right beside Booster Juice.

While it’s true that things do slow down in the winter, that’s not necessarily a bad thing. Yes, it’s cold. Yes, fewer homes are for sale. Yes, moving in a snowstorm is a pain no one should experience. But there are quite a few darned smart reasons to buy a home in the winter. In fact, we’d argue that this might even be the best time to buy a home—if you can. Here’s why.

1. There’s less competition

Not everyone’s willing to look at homes in single-digit temperatures. The months of May, June, July, and August make up 40% of existing-home sales, while January and February account for less than 6%.

For sellers, that’s not-so-hot news. But buyers should rejoice.

“Buying in the winter knocks out a large chunk of the buyer competition, allowing you to be a bit more selective with your home purchase,” says Cincinnati real estate agent Eric Sztanyo.

Sure, more summer inventory means there’s a better chance of finding your dream home. But your chances of successfully buying any home are higher when it’s chilly. Fewer buyers mean fewer all-cash, over-asking offers—making your traditionally financed offer more appealing.

2. Sellers are motivated—and willing to make a deal

Family Time

 

I hope everyone over the holidays got to spend some quality family time.  That is truly my favourite time is to spend it with my fam jam.  This year we sported  matching sweat suits and I used my cricut and put Bridalville on them to make them even more special.  I do love my crafting as well.  What did you enjoy the most over the holidays?



New Years Resolutions

 

Do you do resolutions.....I set goals for myself....I started off the year with my daughter at a huge Super Weekends where a whole bunch of people did a workout....man did I get my butt kicked as I haven't been working out for a long time.  So I have set my goal to get back on track....I am riding my bike 3 times a week now, Darin and I are doing Yoga 3 times a week, well, he will only do naked yoga with me LOL...whatever it takes to work out right?? LOL.  It feels good to get moving again.  What predictions or goals have you set?

Strata Rental Restrictions Are Gone and Age Restrictions Limited to 55+

 

The BC Government has amended the BC Strata law. Condos and townhomes under strata law can no longer restrict rentals or restrict properties by age. 

Amendments to the Strata Property Act will end all strata rental-restriction bylaws and limit age-restriction bylaws so that the only permitted age restriction is to preserve and promote seniors’ housing through the “55 and over” rule in strata housing. Moving forward, it will not be permissible for strata to have 19-plus age restrictions; however, “seniors only” strata will still be allowed.

Canada's Foreign Buyer Ban Starts January 1, 2023

 

In just under three weeks, the Federal Government of Canada's new Foreign Buyer rules come into effect in an effort to cool what was a very hot countrywide housing market.

Canada will ban foreign nationals from buying homes starting January 2023 – with notable exemptions for permanent residents and temporary residents, including temporary workers and international students.

Finance Minister Chrystia Freeland says the ban on foreign ownership of homes is needed to curb house prices in Canada and prevent them from rising so high as to push working-class and young Canadians out of the real estate market.

“We will make the market fairer for Canadians,” said Freeland. “We will prevent foreign investors from parking their money in Canada by buying up homes. We will make sure that houses are being used as homes for Canadian families rather than as a speculative financial asset class.” 



Scotch Tasting.....

 

For those who don't know me, I love my Scotch....no I didn't always love it, but over the years I have developed the taste.  I love whiskey, bourbon too!!  Us four went to a scotch tasting in Vancouver a few weeks ago and of course my hubby and Daina don't like Scotch so they took off and went looking for the beers and ciders etc LOL and Art and I went to enjoy the amazing Scotches.  We def tried allot.  These were just a few of our fav on my list.  Anyone out there a Scotch lover??  What is your fav?

Prime Up 0.5%, What to Expect Moving Forward?

 

Last week's Bank of Canada rate increase of 0.5% was no surprise and we expect another increase at the next meeting on December 7th resulting in another jump.  Although this is creating some short term pain for many homeowners, the expectation is that, as inflation decreases, rates will follow suit.  In fact, we expect to see rates to start to soften by 2024.  There is a lot of talk of a recession on the horizon and this would also be a catalyst for rate decreases. 

Obviously, there are still several challenges with the economy, including ongoing supply chain issues, labour shortages, increasing rent costs, housing shortages, and now increasing interest rates.  The light at the end of the tunnel is that, because the Bank of Canada is being so aggressive with their rate increases now, it will prevent a massive spike in rates as was seen in the 1980's.  By taking on the short term pain of higher rates now, inflation is being "nipped in the bud", if you will.  



November-thumbs down for me

 

Well it hasn't been the best month for me yet...I hope it turns around though.  The beginning of the month we went to Salt Spring Island and we were supposed to go by float plane...I was so excited by that as that has been on my bucket list, but due to the weather it was cancelled so we raced to catch the ferry....Boring!!!  But we finally made it over there.... a little work and a little play.  Had a good weekend. We decided to come back by ferry as well as it was too much of a hassle.  We raced back to meet friends for supper downtown Vancouver ....well this is where the real excitement starts ugh....we get to our car and drive off giggling and laughing about the evening and pretty much on the outskirts of Vancouver  thats when Darin says "What window is open?" as the road noise sounded loud all of a sudden....THATS WHEN WE REALIZED....the back window had been busted.  So Dar found a place to pull over and we discovered our luggage had all been stolen and seen a huge dent in our side of our door...WTF...it took us a while to process what had just happened.  I felt behind my seat to discover my laptop was still with us...Thank goodness but that was it....I had all my jewelry, clothes, ipad etc STOLEN....I feel totally violated....

Went back a couple days later to that parking lot and realized a bunch of vehicles got broken into as there was broken glass everywhere.  My daughter and I watched surveillance footage from many stores and we got to see the little shit head with out luggage so we followed his trail but came up with nothing so far....we went to pawn shops and nothing so far.....ugh so frustrating.  

This weekend we were at a fancy Gala and someone went home with my coat...WTF...but it was returned with my pockets emptied but at least my coat was returned. I can deal with the no hand sanitizer, the hotel room key, and lip chap LOL....

So have you heard?  I was chosen for Fab Over 40 contest.  I have won a few contests so far, there was the top 100, top 50, top 25, top 15, then the top 5.  Last Thursday was the cut off that I had to come in 1st place to proceed to the quarter finals, well some how I did it...WOOP WOOP!  SO here is where I will need your help.....I do not know exactly when this ends but it says quarter so it sounds like it will be a while, if I can place where I need to.  There is free votes that you can do every 24 hours and there is also votes that you can pay for that also give to the cancer society, the chose is yours.

Have You Tried The Wax Paper Hack?

 

It’s so simple: You place a sheet of waxed paper on top of hard-to-see surfaces. Instead of dust sticking to the tops of cabinets, particles will stick to the surface of the waxed paper. Then when it’s time to deep clean the house, all you do is carefully fold the sheet up, toss it and replace with a fresh one.

If you have a powerful ceiling fan, or want to place the waxed paper somewhere that may be drafty, use double-sided tape to secure the paper in place and ensure that no dirt or grime can slip underneath it.

The sheets of waxed paper should be replaced every three to four months. To help you remember, swap the sheets when you switch out seasonal decorations. For example, top the cabinets with fresh waxed paper when you’re bringing out the pumpkins for Halloween, then do it again when you’re putting away holiday decorations.

To make this kitchen hack more environmentally friendly, wipe the sheet of waxed paper with a damp cloth, then get rid of the dust in the washing machine. You may still be dusting, but at least you don’t have to reach up high to do it!
