Real estate prices in Canada’s recreational markets to see further gains in 2025 despite geopolitical uncertainty

 

With warmer weather on the way, it won’t be long before Canadians swap snowshoes for flip-flops and backyard views for lakeside escapes. While some buyers may be hesitant to invest in their dream cottage or cabin this year due to ongoing political and economic uncertainty, others are ready to dive in – pushing up recreational property prices across the board.

According to the recently-released Royal LePage® 2025 Spring Recreational Property Report, the median price of a single-family home in Canada’s recreational regions is forecast1 to increase 4.0% in 2025 to $652,808, compared to 2024, as demand for recreational homes – though slightly depressed as a result of geopolitical tensions and economic uncertainty – continues to outpace available supply in most markets.

Canadian home sales take a tumble in February as tariff anxieties keep buyers at bay: CREA

 

Homebuyers stayed on the sidelines in February 2025, leading to a significant drop in home sales across the country, according to the latest market report from the Canadian Real Estate Association (CREA).

With the ongoing trade war between Canada and the United States, market activity slowed to its lowest level in over a year.

1 in 10 homeowners with a mortgage renewing this year are exploring downsizing, relocating and rental income options

 

More than a million Canadian mortgages will come up for renewal this year. Though interest rates have been on the decline for the last several months, many borrowers are bracing for an increase to their monthly payment – an adjustment that could be quite steep for some households.

According to a recent Royal LePage survey, conducted by Hill & Knowlton,1 more than half (57%) of Canadians who are renewing the mortgage on their primary residence in 2025 expect their monthly mortgage payment to increase upon renewal (35% expect it to increase slightly and 22% expect it to increase significantly). Meanwhile, 25% say their monthly mortgage payment will remain about the same – within $100 of their current payment amount – and another 15% expect their monthly payment to decrease upon renewal.

“When it comes to post-pandemic mortgage renewals, many Canadians have avoided the worst-case scenario of having to sell their homes due to the inability to cover the cost of their mortgage, thanks to solid employment trends and declining interest rates,” said Phil Soper, president and CEO, Royal LePage. “Nevertheless, some will face a substantial rise in their mortgage costs, putting added pressure on their household finances. Many in this situation are exploring options to lower their monthly fees, such as extending their amortization period; a tactic which has proven popular.”

‘Pervasive uncertainty’ caused by trade war prompts Bank of Canada to drop overnight lending rate to 2.75%

 

On March 12th, the Bank of Canada announced that it had lowered the target for the overnight lending rate by 25 basis points to 2.75%. This marks the seventh consecutive decrease to rates since June 2024. 

In its announcement, the Bank acknowledged that the Canadian economy had started the year on good footing. Now, with a trade war underway with the United States, the country is expected to see slower economic activity and increasing inflationary pressures in the months ahead, justifying the central bank’s decision to reduce its policy rate yet again.

Bank of Canada makes sixth consecutive cut, lowering key lending rate to 3.0%

 

On January 29th, its first scheduled announcement of 2025, the Bank of Canada announced that it had lowered the target for the overnight lending rate by 25 basis points to 3.0%. This marks the sixth consecutive cut to rates since June 2024.

In December, Canada’s Consumer Price Index (CPI) rose 1.8% on a year-over-year basis, down from a 1.9% increase in November, once again hitting under the Bank’s 2% inflation target. In its announcement, the central bank stated that lower interest rates are helping to increase household spending, and as a result, the economy is expected to strengthen gradually and inflation to stay close to target. However, trade conflict from south of the border threatens to cause economic turmoil.

How a trade war and U.S. tariffs could hit Canada’s housing market

 

A looming trade war with the United States could be “problematic” for Canada’s housing market, industry experts warn, potentially driving up construction and renovation costs on both sides of the border.

The U.S. and Canada are each other’s top trading partners and exchange homebuilding materials worth billions of dollars each year.

Homebuilders are bracing for the impact of a trade war if U.S. President Donald Trump pulls the trigger on Feb. 1 with a 25 per cent tariff on Canadian goods. Prime Minister Justin Trudeau has said he supports the “principle of dollar-for-dollar matching tariffs” if Trump follows through on his threat.

“A trade war started by U.S. tariffs would really be an unfortunate and problematic thing for housing in Canada,” said Kevin Lee, CEO of the Canadian Home Builders’ Association (CHBA).

With declining interest rates and new lending rules, demand for housing in markets across Canada picks up in Q4

 

Despite economic and political uncertainty – both in Canada and south of the border – a revival of our national real estate market is underway thanks to lower interest rates, changes to mortgage lending rules, and renewed buyer demand. Strong activity through the final months of 2024 in most major regions from coast to coast resulted in moderate price gains, nationally. 

According to the Royal LePage® House Price Survey released today, the aggregate1 price of a home in Canada increased 3.8% year over year to $819,600 in the fourth quarter of 2024. On a quarter-over-quarter basis, the national aggregate home price remained essentially flat, rising a modest 0.5%. While activity began to flourish again in the final months of 2024, following sluggish demand in most major markets over the summer,  home price appreciation remained in check last quarter. 

“There are several converging factors revitalizing Canada’s real estate market and making home ownership more attainable,” said Phil Soper, president and CEO, Royal LePage. “Interest rates have fallen sharply in recent months, with further reductions expected in 2025. We believe the Bank of Canada could lower rates by another 100 basis points by year end, steadily improving affordability. At the same time, new mortgage rules are already helping younger Canadians by increasing borrowing power and reducing monthly carrying costs.

“While geopolitical uncertainty and concerns over the Trump administration’s proposed trade policies may weigh on consumer confidence, residential real estate remains largely insulated from such external pressures in the short term. Canada’s housing market is fundamentally driven by domestic factors. With strong full-time job growth, improving housing supply in key markets, and more accessible financing, we expect healthy activity levels to persist, even as broader economic challenges unfold,” said Soper.

When broken out by housing type, the national median price of a single-family detached home increased 4.9% year over year to $855,900, while the median price of a condominium increased 1.5% year over year to $592,700. On a quarter-over-quarter basis, home prices remained virtually flat, with the median price of a single-family detached home increasing a modest 0.6%, and the median price of a condominium rising just 0.4%. Price data, which includes both resale and new build, is provided by RPS Real Property Solutions, a leading Canadian real estate valuation company.

BC Home Flipping Tax in 2025

 

Starting January 1, 2025, profits from selling a taxable property in BC are subject to a new tax if the property was purchased less than 730 days before the sale. This rule applies regardless of the seller's location. A taxable property includes residential properties, properties zoned for residential use, and rights to acquire such properties, like pre-construction assignments.

Exceptions include deemed dispositions, mortgages, leases, gifts, or transfers without a change in beneficial ownership. For example, selling a property purchased on May 1, 2023, before June 1, 2025, would trigger the tax, while sales after this period would not. Exempt property locations are excluded.

Prepare Your Outdoor Air Conditioner For Winter

 

It is easy to overlook the work home owners should be doing to prepare their outdoor air conditioner for winter.

The number one thing to do is to turn off the breaker to the unit so that it does not accidentally get turned on after implementing number two.

Number two is to cover up your outside air conditioner to protect it from the snow and other types of debris that can come its way during winter. There are two schools of thought, one is just to cover the top and the second is to cover the top and sides as well. At a bare minimum, cover up the top.

Canadian Housing Market Sees Sales Surge in October

 

October 2024 was a standout month for the Canadian housing market, with home sales reaching their highest levels since April 2022. The surge in activity was widespread, reflecting strong buyer interest in major urban centers and beyond.

According to the latest market report from the Canadian Real Estate Association (CREA), home sales recorded a 7.7% increase compared to September, marking the biggest monthly spike in activity in more than two years. The momentum was led by key markets like the Greater Toronto Area (GTA) and British Columbia’s Lower Mainland, both of which posted double-digit gains. This broad-based upswing indicates a significant shift in market sentiment, driven by renewed confidence among buyers.

“The jump in home sales last month was definitely an October surprise, although with the big interest rate cut of 50 basis points announced during the last week of the month, the increase was more likely related to the surge in new listings we saw in September,” said Shaun Cathcart, CREA’s Senior Economist. “There probably won’t be another rush of new supply like that until next spring, and at that point, mortgage rates should be close to their expected lows, as well. With that in mind, you can think of the October numbers as a sort of preview for what we might expect to see next year.”

New Mortgage Rules Make Homeownership More Affordable for Canadians

 

As of August 1, 2024, the federal government introduced changes to support homebuyers, particularly Millennials and Gen Z. First-time homebuyers purchasing new builds can now access 30-year insured mortgage amortizations, reducing monthly payments and making it easier to afford a home.

Additionally, as of December 15, 2024, several major reforms will take effect:

The price cap for insured mortgages will rise from $1 million to $1.5 million, helping more Canadians qualify for mortgages with less than 20% down. 30-year amortizations will be available to all first-time homebuyers and buyers of new builds, including condominiums. This expansion will incentivize new housing supply, addressing the country’s housing shortage and making homeownership more accessible.

These reforms are part of a broader housing strategy that includes the Canadian Mortgage Charter, which enables insured mortgage holders to switch lenders without undergoing a new stress test at renewal. This promotes competition among lenders, ensuring more Canadians can access better mortgage deals.

In addition to these housing measures, the government has introduced the Renters’ Bill of Rights and the Home Buyers’ Bill of Rights to protect Canadians from unfair practices, ensure transparency in leases and sales, and simplify homebuying procedures. With $5 billion available through the Canada Housing Infrastructure Fund, the federal government is working with provinces and territories to make housing fairer and more accessible for all Canadians.

Prepping for a Home Renovation

 

Winter is a common time for homeowners to start a renovation project, which means fall is the time to start planning. After you've determined which room, rooms or household system you want to tackle this winter, make detailed plans that include what must change, what you'd like to change and what can stay if your budget or timeline can't incorporate everything you desire. Consider what will make the room or your home more functional and appropriate for the way you live as opposed to only what would look the best. Once you know what your renovation goals are, it will be much easier to communicate with a contractor.

Before consulting with a contractor, you should do some investigating to see what options are available in your area and what you like and don't like so you have a better idea when telling the contractor what you are looking for. Saying you want new carpet in your living room is a different conversation than saying you want a Berber carpet. The more information and knowledge you bring to the table, the better you and your contractor will be able to plan the project. Of course, you don’t have to use a contractor – some projects can be DIY but they too require extensive research, planning and goal setting to ensure you stay within your means.

Overnight lending rate falls to 4.25% as Bank of Canada makes third consecutive cut

 

Canada’s central bank has made a third cut to its overnight lending rate this year, lowering borrowing costs for existing and aspiring homebuyers yet again.

In its scheduled September 2024 announcement, the Bank of Canada dropped the target for the overnight lending rate by 25 basis points to 4.25%.

In July, Canada’s Consumer Price Index rose 2.5% year-over-year, increasing at the slowest pace since March 2021. Continued easing of inflationary pressures were a contributing factor of the Bank’s decision to lower interest rates by another 25 basis points.

“Our decision reflects two main considerations. First, headline and core inflation have continued to ease as expected. Second, as inflation gets closer to target, we want to see economic growth pick up to absorb the slack in the economy so inflation returns sustainably to the 2% target. Inflation continues to reflect the push and pull of opposing forces. Overall weakness in the economy continues to pull inflation down. But price pressures in shelter and some other services are holding inflation up,” said Tiff Macklem, Governor of the Bank of Canada, in a press conference with reporters following the announcement.

“If inflation continues to ease broadly in line with our July forecast, it is reasonable to expect further cuts in our policy rate. We will continue to assess the opposing forces on inflation, and take our monetary policy decisions one at a time,” he continued.

30-year amortizations on insured mortgages for new build homes now available for first-time buyers

 

First-time buyers of new construction homes in Canada will now be able to access longer mortgage amortization periods. 

As of August 1st, 2024, lenders will be allowed to offer 30-year amortizations for insured mortgages to first-time homebuyers of new construction homes, a measure modified by  the federal government. Previously, the maximum amortization for an insured mortgage — a mortgage that has a down payment less than 20% and therefore requires mortgage insurance — was 25 years. Homes priced at and over $1 million automatically require a 20% downpayment and an uninsured mortgage loan. 

The federal government says that by spreading payments out over an additional five years, this will help to lower monthly mortgage payments, therefore making housing costs more affordable for young Canadians, in addition to incentivizing the construction of much-needed supply.

Bank of Canada makes second consecutive rate cut, lowers overnight lending rate to 4.50%

 

For the second time in a row, Canada’s central bank has cut its overnight lending rate. 

In its pre-scheduled July 2024 announcement, the Bank of Canada dropped the target for the overnight lending rate by 25 basis points to 4.50%. 

While inflation remains above the Bank’s 2% target, it is expected that inflation will continue to ease as the global economy expands into 2026, bolstering the Bank’s decision to continue lowering rates.
