Why I Welcome Interest Rate Increases

First of all--Yes this offer is real. For the next 90 days we are accepting  referrals and submissions for projects and we are offering no interest, no monthly payments.

What happens if the interest rates go up? This gives a project more opportunity to consider other funding models, such as equity funding, which means no interest, no monthly payments.

We will fund up to 90% of the project. We are looking for shovel ready projects that are over $10MM and have a 10% deposit.

This offer applies to solar energy, construction, manufacturing, development, power plants, golf courses, hotels, infrastructure, bridges, hospitals, mining, and most other projects

Submit your referral to:

marvin@yourpropertyoptions.ca

and get paid a $7,500 to $10,000 referral fee when the project closes.

Making a Ride Count

I want to introduce you to a friend, active business person and notary from New Westminster who has been part of the Ride for Refuge for the past 9 years. Martin Kastelein has generously contributed as a corporate sponsor and rider.

Come and meet Martin and ride, walk, volunteer, and fund raise on Saturday, September 30, 2017 in the Ride for Refuge, a super-fun, family-friendly fundraiser supporting charities who provide refuge and hope for displaced, vulnerable + exploited people everywhere.

The goal of the 186 participating charities across Canada is to raise over $2,000,000.

For the Vancouver Ride, the first riders leave from Richmond Christian School (5240 Woodwards Rd) at 8:00 am and ride 50 km, then the next group leaves at 9:00 and rides 25 km. Finally the 10 km riders and the 5 km walkers leave at 9:30 and 10:00. Come support those who are riding to offer hope to those who need it most.

SCAM ALERT! BBB's Top 10 Scam Alerts for 2017

Seems like about every 6 months we get one of those letters in our Canada Post Mail Box from Tanzania about some diplomat who's assets are frozen and my credit card number is all they need to set the assets free for me to claim.

Unfortunately most Scams are much more covert, hidden in spam email  links, app links and on your smart phone social media.

Thankfully we have organizations like the BBB (Better Business Bureau), a trusted consumer safety and advocacy group full of great resources for looking up scams and other Consumer Alerts.

Click this link for; "Better Business Bureau top 10 SCAMS for 2017"

And browse the rest of their web site for helpful tips for keeping your family aware of what to look for and what NOT to Click On or Accept when on your phone or computer.

You Should be Here! I saved $600.

We said this would be a year of travel: Vegas, Dallas, Mexico, Mediterranean cruise, Time Share in Kelowna and now San Francisco.

This was a Dream Trip that included a boutique hotel that was $500 less than the Expedia price, plus a bus tour and habour cruise, which would have added another $100 on the vacation.

I love to travel, especially with my son Tristan, but the best part is going at the lowest prices and getting the best vacations.

On Being First

I can't believe it's been a whole year since we became grandparents. We remember him crying as we were standing outside the delivery room. Micah's birth came as a great surprise, having been born 5 1/2 weeks early.

Now it is Micah's first birthday. He is our first grandson and the celebration was held at our house. What a great day is was.

FOMO (Fear of Missing Out)

This last week I got the inside scoop on what I believe to be the most disruptive technology since the iPhone launched. To me it's like being right back in 2007 before the iPhone was marketed to the general public. What wouldn't we have given to have positioned ourselves before that launch?

New technology means new ways of doing business. I was given a shot at working at the level of very successful multi-millionaires.

I was given their website and password as a pre-launch promo. I'll share it with you. Call 604-809-5684.

Bucket List Travel

Elfreda and I were able to check off a trip from our bucket list. For her birthday in October, I gave her two brochures: one for a trip to Mexico with the family and one for a Mediterranean cruise with me and her sister and husband. Both trips were over the top.

After the Mediterranean cruise, we spent time in Venice. This is us on a gondola being paddled down the canal. I plan to return to that great city.

We love to travel but what is best is getting our trips at wholesale prices rather than paying retail. These are dream trips!

Holiday with the Fam

After the Mediterranean cruise and traveling to Venice, Florence and Pisa, we went to our time share for a week. These are our two grand babies, Levi and Micah and their fathers, Jace and Tristan.

What a great summer it has been. We have resigned from our jobs in June and are enjoying making residual income and spending time with the fam.

#1 Productivity Secret Of All Time

Andrew Barber-Starkey is a business coach and writes a monthly newsletter.

One of the articles really resonated with me.  It was about productivity.  Andrew doesn't claim to have invented this secret, but he has implemented this secret into his coaching practice and has seen great success with all of his coaching clients.

I know that I certainly try to do this every day, but not as consistently as I should be.

If you would like to learn more about this secret, you can read the article here:

Quaranteed Lowest Interest Rate, Lowest Monthly Payments

Most projects run into a problem with raising funds. I am able to get 90% funding for projects that are $10MM or more at guaranteed lowest interest rates and lowest monthly payments.

We fund projects that include apartments, subdivisions, oil and gas, hydro electric plants, manufacturing, green energy, hotels, resorts and most anything else you can think of. This funding model is more attractive than traditional sources.

Congrats to the investors

A great shout out to the investors who contributed to the hotel. It was listed at $925,000 and we were able to close at $790,000. We will begin the renos next month, which will add  value to property. The insurance assessed the value at $5,000,000. That's a great return on this investment.

Wow! Look at the Returns

This house in Ohio was bought in May of last year for about $30,000, including reno costs. Since July it rented for $800/month and generated a steady income with positive cash flow. We sold it today for $67,000. This is a great return on investment.

For other investment opportunities, go to http://www.yourpropertyoptions.ca/.

Another Great Opportunity

Every so often a deal comes across my desk that I can't refuse. I put an offer on this hotel for $880,000 and it was accepted. The renos will cost about $1.1M and the ARV is projected at $7.5M

.If you are interested in investing in this project, email marvin@yourpropertyoptions.ca for the proforma.

The Founder Movie: The Biggest Lesson About The Value Of The Brand

If you haven't watched The Founder movie about Ray Kroc, you should. It is one of the best movies about entrepreneurship.

One of the moments in the movie was very impactful. I created a short clip from this segment because it is a great illustration of the value of the brand.

Check out this 2-minute clip at http://tmf.rocks/raykroc

I'll leave you with a great quote from Ray Kroc, "You’re not going to get it free. You have to take risks, and in some cases you must go for broke. If you believe in something, you’ve got to be in it to the ends of your toes. Taking reasonable risks is part of the challenge. It’s the fun."

Focus on the Moment

On April 1 four of our family members went to Sterling Glass Works for a demonstration on how to make a beautiful glass flower. We got all the training we needed in about 1 hour and then we made our version of art work.(I think I could have used more training.)

Benjamin Kikkert, our instructor, stressed that we should not lose focus. It's all about focusing on what you are doing in the present. If you work too slowly the glass cools and becomes brittle. You have to work fast and return the glass to the ovens. Once the glass is reheated, then the glass maker repeats the process and continues to pull and clamp and work the glass until you have your perfect end product. Mine was less than perfect.

Focus, get the job done and then you will have the desired result.

Spring Break in Puerto Vallarta

Our family went on a great vacation to Puerto Vallarta. It was sunny and warm, more that what can be said of Vancouver during Spring Break. This was the first trip with my grand kids. They seemed to love the water and sand. My next trip is to Dallas. I hope it's warm there too.

It is always best when you can go on a vacation and pay wholesale prices rather than retail, when you book on Expedia or Travelocity.

Daily Habits Of Successful People: It’s All About Routine

Doodads' Project

A game that is played at Peak Potentials' seminars is one where all students identify themselves with one of four groups, depending on their attitude towards money, either as Hoarders, Spenders, Avoiders or Monks.

Some people take the approach that it's not about spending less, it's about making more. There is a strong tension between the two.

When there isn't enough money to spend on a toy, or as Robert Kiyosaki calls it, a doodad, many people feel guilty that they aren't making enough and wish they could afford more things or pay down more debt.

Here's a doodad solution.

For every dollar you spend on a doodad, you must come up with 2 more dollars to pay off some of the remaining debt.

This accomplishes many things.

First of all, it makes people be more intentional about the doodads  they choose to buy. Is it worth 3x the purchase price? If not, don't buy it. If yes, the person tends to value it even more.

Second, because you still may like doodads, it forces you to pay off the debt sooner.

Third, celebration replaces guilt. In a way, a doodad is a reward for paying off the debt and a lower debt is the consequence of making a decision to get a doodad.

If you have been feeling guilty about spending money on something when you know you should have been spending your money on something more important, then apply this approach. For every dollar that you spend on something you really want, allocate 2 extra dollars to go towards something you think you should be spending on.

You will kill a whole flock of birds with one stone!

Suggested Books to Read

Deep Work - Rules for Focused Success in a Distracted World by Cal Newport. This book provides readers with a new lens to view their busy life, which can often be engulfed in shallow work.  I recommend this book for those trying to have more fulfilling days and need some strategies for being more productive in their work, while spending less time being distracted with social media and other time wasters.

Shoe Dog: A Memoir by the Creator of Nike by Phil Knight. This book has a five-star rating on Amazon.  For some readers, this may be more difficult to read because it contains elaborate stories and significant analysis. Knight is a trained accountant, and he is just as focused on the detailed stories he presents, as he is on the financial numbers of his business. Read this book if you enjoy reading about founders and their incredible journeys and the sacrifices they needed to make.

Mindset: The New Psychology of Success by Carol Dweck. Dweck proposes that everyone has either a fixed mindset or a growth mindset. A fixed mindset is one in which you view your talents and abilities as...well, fixed. In other words, you are who you are, your intelligence and talents are fixed, and your fate is to go through life avoiding challenges and failure. A growth mindset, on the other hand, is one in which you see yourself as fluid, a work in progress. Your fate is one of growth and opportunity. Which mindset do you possess?

12 Warren Buffett Quotes for Better Investing

Since it is unlikely Mr. Buffett himself will be sitting at your dinner table anytime soon offering you advice on your real estate investing career, here is a compiled list of what I deem to be some of the best pieces of advice from him.

Take them or leave them as you wish. Maybe they apply to your situation and maybe they don't, but they are certainly worth a quick consideration.

Here you go:

1. Be fearful when others are greedy and be greedy when others are fearful.

2. A public opinion poll is no substitution for thought. (Don't just listen to everyone and their moms  ranting off about stuff and take it for gold)

3. Think in terms of income, not appreciation. (Always be cautious when speculating)

4. You ought to be able to explain why you're taking the job you are taking, why you're making the investment you are making, or whatever it may be. And if it can't stand applying pencil to paper, you'd better think it through some more. And if you can't write an intelligent answer to those questions, don't do it.

5. Use partnerships to fill your gap in expertise. (Be willing to admit your weaknesses and be willing to bring in team members to fill those.)

6. Minimize your mistakes and learn from those you make. (Literally the key to real estate investing)

7. I really like my life. I have arranged my life so that I can do what I want. (The difference between investing and a job)

8. When you plan to buy, plan to hold. (Buffett is huge on the idea of holding. Remember the importance of long term plays)

9. The macro view is more important than the micro view. (Look at the big picture)

10. Risk comes from not knowing what you are doing. (Be educated)

11. Embrace the boring. (Sometimes the boring long-term plays are the most successful)

12. I'd buy up a couple thousand single-family homes if it were practical to do so. Houses are better than stocks. (Maybe a little biased on my part since I invest in real estate, but he has a point!)

My Cayman Island trip

I love traveling. I enjoy airports and going to special places. Last week I was in San Antonio at a conference and enjoyed the river walk. Then I went to Grand Cayman Island and participated in their Singing Christmas tree production and spoke at their church on Sunday.

This is a picture of my hotel and the glorious scenery I enjoyed. What I like most about travelling is getting hotels at wholesale prices.

This Christmas enjoy your travels and celebrate with friends and family.

And the small work you do now, in the holiday months, might just build enough momentum for you to have the best investing year of your career.

Congratulations to all the investors who have successfully worked with me this year and have increased their net worth by getting incredible properties for 50 cents on the dollar.

What's the 50-2-30 model?

Yesterday, I returned from the Investor's Summit in Las Vegas that featured Tarek and Christina from the TV show Flip or Flop. I was invited to present the 50-2-30 model to nearly 600 participants.

The concept refers to the way in which my associates and I get properties that are 50 cents on the dollar, rent for 2% of the purchase price and have a return on investment that is 30% or better. We acquire properties, rehab them, interview and place quality tenants in the properties.

For instance, last week we had an accepted offer on a house in a good area of Ohio for $17,000. With the rehab costs of $5,600, the after repair value is estimated to be $44,000. (All amounts are in US dollars.)

At 2% of this purchase price, we should expect the rent to be $452/month; however, this duplex will rent for $850/month. We also need a rent based return on investment that is greater than 30%—this one is 35%. What an amazing deal for the investor!

We have the investments under the care of a professional management company that has many years of successful management experience. Your Property Options has successful investors in Canada and the US and is committed to helping its clients create long-term wealth.

It has inventory in the US that include single houses, duplexes, multi-family and commercial buildings.  This one stop shop has turn key residential rentals, as well as rehab options.

Is Your Baby Ugly? Essential Real Estate Investment Due Diligence

Beauty is definitely in the eye of the beholder. But when it comes to investing in real estate, investors need to look beyond beauty, and test their optimism with real, fact-based due diligence.

Investors not only need to make sure the opportunity will be profitable, but it also needs to be attractive to lenders. This article explains the difference between the real deal and fool's gold.https://connectedinvestors.com/blog/figure-it/real-estate-investment-due-diligence/

Levi's Genes

Last month I featured my first grandson, Micah, who was born 5 1/2 weeks premature. My second grandson, Levi, was born almost 2 weeks late. These kids already have a mind of their own. One is a little anxious to be born, the other a little shy.

He looks just like our son. The gene pool has a very strong current. Congrats to the wonderful parents (not to mention the grandparents!).

I found a great on-line shopping site to buy gently used children's clothes at great prices. I will spoil Levi with more things from this site than I should.

It's Not Too Late to Donate

On October 1, I was the Event Director for Ride for Refuge, a family-friendly cycling and walking fundraiser that helps charities raise money for displaced, vulnerable and exploited people around the world.

This year Vancouver had a record 749 riders on 104 teams that have raised $278,137 for great causes that need support. A person can donate to charities across Canada and many cities in the US.

It is not too late to donate. Go to Ride for Refuge and choose your country, location and click on the donate button and choose the team. What moves me is supporting important causes, which I feel passionate about.

WOW! 49 Cents on the Dollar

Congratulations to the joint venture partners who worked hard to close on this exceptional 30 unit project in Ohio.  It is located across the street from a new elementary school and public park.

There are good reasons to invest in Toledo Ohio, such as an infusion of new capital investments, which is creating an increase in jobs and opportunities. Toledo is reported as being the fastest growing city in Ohio.

From mid-2014 to mid- 2015, the Associated General Contractors report 1300 new construction jobs in Toledo, and as of May 2015, they reported a total of over 13,600 construction employees in the city.

Because this is such a desirable place to invest, Your Property Options offered $365,000 for this complex, which was accepted. We have just begun with the updates and renos, which should be completed in three months. At just over $12,000/door, this will be a great cash flowing property for all investment partners.

The Real Impact of Vancouver's Foreign Buyers' Tax

The hottest topic around Vancouver these days is the newly implemented 15% Foreign Buyer tax on properties in the Greater Vancouver Regional District. Nearly every conversation on real estate these days leads to the new tax and its impact on our economy.

Don Campbell from Real Estate Investment Network did a fabulous interview on BNN-TV.

I'm a Grandpa

On Aug 13 our first grandchild joyously surprised us by coming 5 1/2 weeks premature. Micah was born at 4 11 (that's his weight, not his height!) and was in the hospital for 3 weeks before he was able to come home. The staff at Surrey Memorial hospital were outstanding. He is now safe at home and enjoying his new life at his parents' pad.

I found a great on-line shopping site to buy gently used children's clothes at great prices. My plan is to spoil the child with lots of stuff from this site and watch him grow from one outfit to another.

Michael Phelps' Goal Setting Tips

We all know the importance of setting goals, but few of us have mastered it the way the greatest swimmer of all time has. Here are Michael Phelps's tips on how to set, and ultimately achieve, your goals, according to Harry Che of Goals on Track.

September is Disability Awareness Month

In addition to investing, I am a Customized Employment Specialist who works with people with disabilities. There are three ways I help them find non-competitive, non-advertised employment.

First, I carve a job by using a job description as a template and carving off those aspects that the candidate can do and managing other aspects that do no fit the individual.

Second, I customize a job that presently does not exist. Many businesses have jobs that they wish someone would do but are not getting done. Generally, businesses do not advertise for a position that may take 8 to 10 hrs/week. Those annoying jobs aren't getting done and it adds frustration to the workforce.

Third, I set up self employment opportunities. This option is for job seekers who have either entrepreneurial abilities or other support systems to help them with marketing, banking, service delivery and/or finding new customers.

The emphasis for finding a job is always on capacity not charity. People with disabilities add great value to the workforce. Learning about disabilities begins early. Here are some tips on 10 Things Parents should teach their kids about disabilities.
