7 EMBARRASSING HOME STAGING MISTAKES THAT CAN HURT YOUR HOME’S VALUE

 

As a home seller $$$ is always the big question. A few dollars spent making your home look as good as it possibly can will often make the difference in a great price or a good price. The difference can be many thousands of dollars... 

As a REALTOR* I often get called to a home to have a look and make some suggestions as to what improvements they should make in their home to help them get the best price..  Since early in my career I learned that I don't have all the answers so one of the services I provide as a REALTOR* is a no charge consultation with a professional Stager to help guide you to making your home more saleable. 

Consider, you go to a store, where there are unnecessary items placed before you, and you become dismayed with the environment the shop has to present. Now, consider you go to another store where, everything is placed well, all cleaned up, clutter-free, and up-to-date. This will definitely fascinate you, and you tend you to step in, even if you have no intention to buy anything.
This can be the case with a house as well. Staging is an important process while selling your house. Buyers, who are on a hunt, make sure that the homes that they are looking for are well-styled to compete with the ongoing trend in the market. There are 7 major embarrassing home staging mistakes that can hurt your home’s value:

1. Wrong Painting can be painful:
A buyer will always go for a picture-perfect apartment. Not painting your apartment and keeping it pale, is one of the common mistakes that sellers do. Clean, fresh, and bright, are the universal dogmas of staging. You can make a tired room look out of the ordinary just with a coat of paint on the walls. Maybe, repainting the walls every time is not possible, so one can always find other ways like keeping the apartment well-lighted, to avoid looking the apartment dull. Painting is one of the things where you are assured of getting a very large ret urn on investment... 

2. Ouch! Too much furniture:
It’s amazing to have good furniture in your house, especially in the main areas like, sofas in the living room, a table in the dining area, and side table at the corner of your personal rooms. But it isn’t a good idea to flood your house with plenty of furniture, just to make it look like you have everything. However, too much furniture can actually make your apartment look messed up and disarranged and often smaller than it is.. Buyers are usually looking for more room. 

3. Curtains can either make a room look messy or mesmerizing:
Omitting curtains is a common blunder and installing them can soften the space. People, who choose to save money on curtains, overcompensate by overcrowding the home with expensive furnishings in an attempt to make the space feel less empty and cold.

In terms of color, plain and neutral are always preferred. If the walls are white, one must choose grayish curtains, or fabric with just a hint of color to add contrast. Most stagers will work with your existing drapes, but if you have brightly colored floral print drapes, it will be the only design the stager will allow in the room.

Even hanging curtains touching the floor, can be a faux too. If one hangs the curtain right above the windows, it misses on the illusion of height. Hence, curtains can actually make a difference.

4. Poor light fixtures and lighting: Cornelius Celsius once said “Live in a room full of light”. Lighting is an essential way to change the mood of a room, and buyers would love buying a bright and airy house, rather than a dull and unexciting house. Some of the ways to incorporate lighting in your house can be installing roof lights, table lamps, or create different layers of lighting in different rooms. Natural light is the best light; hence, it becomes important to have curtain covered windows, which allow some light to pass through it. This will be definitely a boost to your home selling process.

5. Oh, remove the items from the tables and counters: Overcrowding the table and counters can make even a large room appear smaller. If a buyer sees too much stuff in your area, he or she may be put off and believe the flat is disorganized. Reduce the number of them to avoid a gloomy view. Make your residence one-of-a-kind and emotionally appealing to the buyer.

6. Clutter (enough stated): Once your home is on the market, you must treat it less like a home and more like a product. Any product, which is clutter-free, is an eye-appealer. It could be anything like replacing worn-out doormats, wilted houseplants, or removing old furniture. Create a relaxing environment that allows purchasers to imagine their own lifestyle in the home, rather than yours. Minimize clutter in every room and on every surface, such as family photos, eccentric art, and collectibles, so that it does not distract or turn off potential buyers. Clean, depersonalize, and simplify your home as if it were a model home, because that's exactly what it needs to be while it's on the market.

7. Empty apartments don’t sell: When it comes to selling a house, some homeowners goes wrong while decorating their house. They might feel keeping a house empty might give a bigger view, but that’s not true. Inappropriate or no use use of furniture, pillows, table, curtains, and other stuff might be a drawback for you as it lessen an emotional and aesthetic connect between the buyer and the seller. Sometimes virtual staging photography can help paint a picture for buyers. These were 7 embarrassing home staging mistakes that can hurt your home’s value

A star is born!

 

Hi everyone. Judy and I had the pleasure of seeing our eldest grand daughter Charlotte Jade Lin act and sing in the Musical production of Madagascar.. She played several roles and did them well.. The Terry Fox theater was filled with proud parents, grandparents and fans.  This was such fun and suitable for the whole family... We plan on being regulars to support both the community and these young actors. If you see this or other events posted in your community check them out. You won't be disappointed. Canada's Foreign Buyer Ban Starts January 1, 2023

 

In just under three weeks, the Federal Government of Canada's new Foreign Buyer rules come into effect in an effort to cool what was a very hot countrywide housing market.

Canada will ban foreign nationals from buying homes starting January 2023 – with notable exemptions for permanent residents and temporary residents, including temporary workers and international students.

Finance Minister Chrystia Freeland says the ban on foreign ownership of homes is needed to curb house prices in Canada and prevent them from rising so high as to push working-class and young Canadians out of the real estate market.

“We will make the market fairer for Canadians,” said Freeland. “We will prevent foreign investors from parking their money in Canada by buying up homes. We will make sure that houses are being used as homes for Canadian families rather than as a speculative financial asset class.”

6 Reasons Why Winter Is Actually the Most Chill Time to Buy a Home

 

When the weather outside is frightful, trudging door to door to look at houses might seem like a fool’s errand. Everybody knows spring and summer are the home-buying seasons, and winter is the time when you—and sellers—cool it for a bit and take a break, right?

While it’s true that things do slow down in the winter, that’s not necessarily a bad thing. Yes, it’s cold. Yes, fewer homes are for sale. Yes, moving in a snowstorm is a pain no one should experience. But there are quite a few darned smart reasons to buy a home in the winter. In fact, we’d argue that this might even be the best time to buy a home—if you can. Here’s why.

1. There’s less competition

Not everyone’s willing to look at homes in single-digit temperatures. The months of May, June, July, and August make up 40% of existing-home sales, while January and February account for less than 6%.

For sellers, that’s not-so-hot news. But buyers should rejoice.

“Buying in the winter knocks out a large chunk of the buyer competition, allowing you to be a bit more selective with your home purchase,” says Cincinnati real estate agent Eric Sztanyo.

Sure, more summer inventory means there’s a better chance of finding your dream home. But your chances of successfully buying any home are higher when it’s chilly. Fewer buyers mean fewer all-cash, over-asking offers—making your traditionally financed offer more appealing.

2. Sellers are motivated—and willing to make a deal

Most likely, sellers listing their home in the depths of winter seriously want to sell. That gives buyers the upper hand.

If you own a strata property of any kind make sure you read this..Rental Restrictions are gone as are age restrictions other than Age 55+

 

The BC Government has amended the BC Strata law. Condos can no longer restrict rentals or restrict properties by age. 

Amendments to the Strata Property Act will end all strata rental-restriction bylaws and limit age-restriction bylaws so that the only permitted age restriction is to preserve and promote seniors’ housing through the “55 and over” rule in strata housing. Moving forward, it will not be permissible for strata to have 19-plus age restrictions; however, “seniors only” strata will still be allowed.

For us it is about children, grand children, great grand children . Growing up and attending a Christian Church we learned the story of Christmas. Today it seems to be more about the decorations, family, food and presents. 

So regardless of your beliefs please celebrate Christmas with all of us, after all no one wants to miss out on the Turkey.

Prime Up 0.5%, What to Expect Moving Forward?

 

Last week's Bank of Canada rate increase of 0.5% was no surprise and we expect another increase at the next meeting on December 7th resulting in another jump.  Although this is creating some short term pain for many homeowners, the expectation is that, as inflation decreases, rates will follow suit.  In fact, we expect to see rates to start to soften by 2024.  There is a lot of talk of a recession on the horizon and this would also be a catalyst for rate decreases. 

Obviously, there are still several challenges with the economy, including ongoing supply chain issues, labour shortages, increasing rent costs, housing shortages, and now increasing interest rates.  The light at the end of the tunnel is that, because the Bank of Canada is being so aggressive with their rate increases now, it will prevent a massive spike in rates as was seen in the 1980's.  By taking on the short term pain of higher rates now, inflation is being "nipped in the bud", if you will.  We do not expect rate decreases through 2023, and by 2024 it will be a whole new conversation as the economy should be able to handle some rate drops.

Market Update

 

Inflation, rising interest rates create caution across Metro Vancouver’s housing market

Home sale activity across the Metro Vancouver housing market continued to trend well below historical averages in October.

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 1,903 in October 2022, a 45.5 per cent decrease from the 3,494 sales recorded in October 2021, and a 12.8 per cent increase from the 1,687 homes sold in September 2022.

Last month’s sales were 33.3 per cent below the 10-year October sales average.

“Inflation and rising interest rates continue to dominate headlines, leading many buyers and sellers to assess how these factors impact their housing options,” Andrew Lis, REBGV’s director, economics and data analytics said. “With sales remaining near historic lows, the number of active listings continues to inch upward, causing home prices to recede from the record highs set in the spring of 2022.”

There were 4,033 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in October 2022. This represents a 0.4 per cent decrease compared to the 4,049 homes listed in October 2021 and a 4.6 per cent decrease compared to September 2022 when 4,229 homes were listed.

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 9,852, a 22.6 per cent increase compared to October 2021 (8,034) and a 1.2 per cent decrease compared to September 2022 (9,971).

“Recent years have been characterized by a frenetic pace of sales amplified by scarce listings on the market to choose from. Today’s market cycle is a marked departure, with a slower pace of sales and more selection to choose from,” Lis said. “This environment provides buyers and sellers more time to conduct home inspections, strata minute reviews, and other due diligence. With the possibly of yet another rate hike by the Bank of Canada this December, it has become even more important to secure financing as early in the process as possible.”

For all property types, the sales-to-active listings ratio for October 2022 is 19.3 per cent. By property type, the ratio is 14.3 per cent for detached homes, 21.6 per cent for townhomes, and 23.2 per cent for apartments.

Generally, analysts say downward pressure on home prices occurs when the ratio dips below 12 per cent for a sustained period, while home prices often experience upward pressure when it surpasses 20 per cent over several months.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $1,148,900. This represents a 2.1 per cent increase from October 2021, a 9.2 per cent decrease over the last six months, and a 0.6 per cent decrease compared to September 2022.

Sales of detached homes in October 2022 reached 575, a 47.2 per cent decrease from the 1,090 detached sales recorded in October 2021. The benchmark price for a detached home is $1,892,100. This represents a 1.6 per cent increase from October 2021 and a 0.7 per cent decrease compared to September 2022.

Sales of apartment homes reached 995 in October 2022, a 44.8 per cent decrease compared to the 1,801 sales in October 2021. The benchmark price of an apartment home is $727,100. This represents a 5.1 per cent increase from October 2021 and a 0.2 per cent decrease compared to September 2022.

Attached home sales in October 2022 totalled 333, a 44.8 per cent decrease compared to the 603 sales in October 2021. The benchmark price of an attached unit is $1,043,600. This represents a 7.1 per cent increase from October 2021 and a 0.5 per cent decrease compared to September 2022.

BC enhances consumer protection for homebuyers

 

The homebuyer protection period will come into effect on Jan. 1, 2023. It includes a recission (cancellation) fee of 0.25% of the purchase price, or $250 for every $100,000, for those who choose to back out of a deal. For example, if the purchaser exercises the right of rescission on a $1-million home, they would be required to pay $2,500 to the seller.

What Is An Incinerating Toilett?

 

How do you handle sewage when water is in short supply, or you don’t have a sewer or septic system, like a below grade basement renovation or a cottage? As the name implies, an incinerating toilet burns human waste. The most common are standalone units.

Incinerating toilets can handle liquid and solid waste. They exhaust odorous gases through a vent pipe which, in the best models, is fitted with a catalytic converter to “scrub” the gases and make them harmless. When used properly, incinerating toilets don’t require much cleaning, with the only maintenance periodically emptying the ash reservoir.

An incinerating toilet is shaped like a regular one. A trap door at the bottom of the cone-shaped bowl opens to a waste reservoir that houses the incinerator. Some models make you first insert a cone-shaped paper liner into the bowl; others feature a small water reservoir for cleaning the bowl.

When you flush, the contents (and the liner, if there is one) fall into the reservoir or are delivered there by a screw gear. Then they’re reduced to ashes when the burn cycle begins.

A single-use produces about a teaspoon of ash, which amounts to about a cup of ash per person per week. The ash collects in a reservoir at the base of the toilet under the incineration chamber that needs to be emptied periodically, usually by simply removing a drawer. The ash is free of bacteria and pathogens and rich enough in potassium and phosphorous to double as fertilizer in the garden.

The burn cycle typically stops when someone lifts the lid. It’s reactivated by pushing the button (equivalent to flushing), making it possible for two or more people to use the toilet in succession. An electric incinerating toilet energizes a radiant heat element in the incinerating chamber. Each burn cycle consumes 1-1/2- to two kilowatt-hours of electricity, which at the national rate of around $0.15 per kWh amounts to $0.22 to $0.30 per flush.

They are not inexpensive, with the starting range at about $5,000 Canadian, but when you gotta go, the price could be much better than the alternative of using an out house at the cottage or ripping up the concrete floor in your basement.



Being a Great Grandparent

 

As many of you know, just under 6 weeks ago Judy and I became Great Grand Parents to a beautiful baby girl. Our little Alaya is the Daughter of our Granddaughter Sarah and her partner Tyler. Alaya came charging into this world a few days early at a healthy 7 lbs, 14 oz. Sarah and Tyler were in the middle of moving into their new home when surprise!   Water breaks, trip to the hospital, 2 hours later Alaya appeared on the scene... We could not be more pleased and excited. Alaya lives in Red Deer, Alberta so once they get settled in Judy and I are looking forward to our first visit...

Argentina's central bank has raised its main rate of interest to 69.5% as it tries to contain soaring inflation.

The bank put up its 28-day benchmark rate by 9.5% percentage points, its second hike in as many weeks.

It comes as new figures showed inflation in the country had hit a 20-year high of over 70%.

The numbers dashed hopes that price rises had peaked after the latest US data showed that inflation had eased.

"The rise in the policy rate will help reduce inflation expectations for the remainder of the year," the bank said in a statement.

The move came after the bank raised the rate by 8 percentage points two weeks ago and marks its eighth hike this year.

The country's inflation rate is forecast to top 90% by the end of the year.

Metro Vancouver home sales in June dropped 35% from 2021 amid higher interest rates

 

The Real Estate Board of Greater Vancouver says last month’s home sales dropped by about 35 per cent since last June and 16 per cent from May 2022 as houses remained on the market longer and interest rates rose.

The B.C. board says sales in the region totalled 2,444 last month, down from 3,762 in June 2021, and 2,918 homes in May 2022.

Last month’s sales were 23.3 per cent below the 10-year June sales average.

The board’s chair Daniel John says the drop in sales came because buyers have more properties to choose from, but rising interest rates and 39-year high inflation are causing them to be cautious and thus, listings are staying available for longer.

7 Insurance Policies Landlords Should Discuss With Their Providers

 

lf you own rental properties then you need to make sure you and your investments are properly protected. Certainly, these types of issues have been on top-of-mind for many of us lately with natural disasters where homes have been destroyed by wildfires in the Northern BC areas last summer. These events bring to light the importance of the right insurance policy, particularly for investors.

The right protection means finding an insurance policy that will cover property damage, liability, and lost rent if the property becomes uninhabitable. As a landlord, your insurance is a bit different than homeowners insurance and typically includes two types of coverage: property and liability protection.

It’s especially important to remember to make the change from a homeowner’s policy to a landlord policy if you previously occupied the property and are transitioning it into a rental property.

To better understand the options available to landlords, here is a breakdown of landlord insurance policy options to discuss with your provider.

1. Property Protection

Insurance policies designed for rental dwellings provide property insurance coverage for damage to the home from fire, lightning, wind, hail, ice, snow, and other types of covered incidents. 

It’s important to note that property protection is often referred to as “dwelling coverage” by insurance policy providers.

2. Personal Property Protection

Landlord policies cover personal property left on-site for maintenance or tenant use, such as appliances and lawnmowers. Landlord policies do not cover tenant property; your tenants will need to have their own renters insurance policy to cover damaged tenant property.

Landlords can require that their tenants get renter’s insurance as a condition of the lease. One of the major benefits of renter’s insurance is avoiding disputes about who will replace a renter’s personal property if damage occurs.

3. Liability Protection

Landlord policies can include liability coverage. If one of your tenants or a guest gets hurt on the property, liability protection covers legal fees and medical expenses.   

4. Rent Loss Protection

If your property is damaged to the point where it is uninhabitable, your landlord policy will cover the lost rent and pay you the amount of money you would have made in rental income. Rent loss insurance helps you continue to make mortgage payments when a tenant cannot occupy the home.

5. Flood Protection

Your flood insurance policy can include coverage for the building, contents, and replacement costs.

6. Acts of Nature Protection

Your dwelling coverage might be limited to certain types of damage—and exclude other types of peril. Earthquakes, hurricanes, and tornadoes are acts of nature that are not always covered by your standard landlord insurance policy. If you live in an area at risk for earthquakes, hurricanes, or tornadoes, talk to your provider to add additional peril protections.

7. Cash Value vs. Replacement Cost

When you design your landlord insurance policy, you need to consider cash value versus replacement cost when filing a claim.

When repairing or rebuilding damaged property, an actual cost value policy will pay you the actual cost minus the depreciation value of damaged items.

Replacement value will pay you the value equal to replacing a damaged item. Compared to actual cash value, replacement value will get a new item at no out-of-pocket cost to you. If you are willing to pay the difference out of pocket, actual cost coverage will be fine. But if you would rather have insurance take care of everything, replacement cost coverage is the way to go. Understandably, replacement cost coverage will cost more than actual cost coverage.

As you can see, there are many things that must be considered when choosing your landlord insurance policy. It is important to read the policy carefully, discuss options with your agent and ensure that you are fully protected. As we’ve all seen recently, just about anything can happen, so it’s a good idea to be prepared with the proper insurance policy to cover your investment and meet your needs.



February 2022~ What a Crazy, Disruptive month!

Hi to all my Clients, Friends and Family.   I was going to write something different in this spot but like most people I am watching and wondering what the heck is going to happen next... Here we are halfway through the month of February and it seems like our world is getting turned topsy turvy and full of crazy goings on... Covid has been called the "Disrupter" and it certainly is. In the last couple of weeks we have seen big changes in mandates across the country causing challenges with everything from Travel, Border Crossings, entertainment, blockades, protests and much more  that resulted in never seen before actions by citizens and government.. Let's hope that the next 2 weeks bring an end to some of these crazy things so that we can bring back a sense of normalcy to our country and our lives... 

BTW: Judy and I are Vaxxed, Boosted and had our flu shots. It was our choice as we wanted to have as much protection as possible.... We all make our own choices in life... Hope you are happy with yours...

Vancouver Homeowner Jackpot

 

If you're one of the lucky 2000 lots that the COV is upzoning to higher density, you just received a winning lottery ticket.

More details will follow but basically the single family home on the current lot will be able to build 6 units in the same amount of square feet of space.  This is supposed to provide an extra 10,000 units in the city.

How this will play out is unknown.  What is known will be another big jump in real estate price in Vancouver for those homeowners that owns one of the 2000 lots.

Wordle - the craze!

 

This is the latest pandemic phenomenon called Wordle – a free online game that gives users a new word puzzle each day. ...

Every time they make a guess, they are told which letters in their guess are in the word and in the correct position (green), and which letters are in it but in a different position (yellow)

The challenge is to solve the word in the fewest moves.  It's somewhat addictive.  Fortunately, there's only one word per day.
