Believe me that I've turned more deals down than I would like to in my years doing financing (even as good as my lenders are). I don't want to waste my lender's time and my time.

Imaging only realizing it after investing 2-3 weeks and countless hours to find out that this deal wouldn't get approved anywhere.  I am sure you don't want to waste your time on a deal like that.
