Merry Merry Merry Merry Christmas

My first experience with Pentatonix was hearing them perform on the American Music Awards, and they blew me away.

Their a capella voices sound orchestral in quality. Here is their beautiful Christmas song Carol of the Bells for your musical enjoyment.

Remember that Christmas time is not about the treasures under the tree with the perfect gift wrapping topped with a bow.

Cherish each other with all the good and bad, because, are we not all perfectly imperfect.

Merry Christmas and Happy New Year.

Warren Buffet Teaches Unforgettable Lessons

Buffet Wisdom to these select 160 business and finance students from around the world. They were privileged to take part in the famous Q&A session with the Oracle of Omaha.

Warren is unscripted. He doesn't ask for questions in advance. This is why these sessions are not recorded.

At 85 years, he can run economic circles around these young pups quoting the annual consumption of diesel fuel in the Unitd States on the spot, to quoting population figures for various countries that he has been tracking for the past 200 years of capitalism.

He's not just a pretty face but a down-to-earth power house devoted to enriching the next generation.

Top 6 FREE Property Management Software Solutions

I met Eszter Farkas with Schooley Mitchell (www.schooleymitchell.net) at an event 8 years ago. We've both stayed connected through our respective newsletters.

She thoughtfully e-mailed these FREE online property management tools: TenantCloud, TrueRent, PendoRent, Cozy, SmartPropertyManager, 123Landlord.

I have not tested any of these programs as my company uses the cloud-based Yardi Voyager 7S.

TenantCloud is free to Landlords up to 75 units.

TrueRent is free for the first 50 units.

PendoRent is currently free but may start charging soon.

Cozy is free for landlords.

SmartPropertyManager is free up to 10 units.

Before you commit, be sure to test the application first. Thank you Eszter for sharing.

Flying Alaska to Las Vegas

We fly Alaska out of Bellingham (BLI) when we visit Las Vegas. This airline charges $25 to check in each bag, but if you upgrade for an additional $50 to first class, 2 check-in bags are included.

Also included in first class fare is complimentary champagne or wine and an impressive meal. Steve got extra brownie points for treating me to first class.

He used Hotwire to search for a hotel and found an 80% recommend in a 4-star casino hotel on the south end of the strip for $30 per night.

It's an adventure using Hotwire because you don't know what hotel you get until after you have made the purchase.

It turns out we have stayed at this hotel before and love it. This is how Hotwire keeps their prices so low, and how we save thousands every year in our travel budget.

Crowdfunding The New Frontier

Crowdfunding is gaining traction in Europe and the United States while still in its infancy in Canada. The attached article was written by Jennifer Hayes, Associate of McCarthy Tetrault LLP law firm in Vancouver. Long article short, as long as you follow proper disclosure requirements, you should be okay.

You can be sure that if Crowdfunding is used to swindle people out of money, legislation will be quick to regulate or restrict this type of fundraising platform, but for now it appears to be legitimate.

The Real Estate Capital Markets 2016 seminar presented by the Queen's Real Estate Roundtable next month has Crowdfunding and Alternative Lending as one of their key topics.

Proactive Property Management: WCB Rules For Contractors

The WorkSafe association is cracking down nationwide on unsafe practices at work sites. This summer several siding contractors were issued stop orders for non-compliance with equipment standards.

Many contractors went out of business and could not finish their contracts because they couldn’t afford the additional $10,000 of safety equipment.

Before you hire a contractor, they must show you proof: WSB policy in good standing, liability insurance policy, social insurance number for submission of T5018, GST number. Create a contractor checklist so you don't miss the important stuff.

Check to make sure your contractor has their Fall Safety Certificate if they are going on a ladder and over 3 feet in height. If an injury occurs on a work site, the contractor is going to claim under your WSB policy if they don’t have one.

If a contractor is a major supplier of services for your business, then they must have their own WSB policy. A contractor is not allowed to hire sub-contractors unless they have their own WSB policy.

Home owners may also be required to register for coverage if you are acting as the general contractor for home improvements and if you employ domestic workers.
