Summer 2016

 

We had a fabulous summer road trip a few weeks ago with the family. It was quite interesting driving through 8 states and enjoying the transition of climate from mild to hot to extra hot (40 degrees celsius) in Las Vegas where Zaveena ended up with a heat stroke.

The boys had a fabulous time in Disneyland. It was the first for us and looking forward to go again next summer. The beaches in San Diego were amazing with beautiful sand and of course the  warm waters of the Pacific Ocean brought back memories growing up in Fiji.

Las Vegas was another stop and we spent a few days there exploring the beautiful city and the amazing architecture.Other interesting stops were the Golden Gates Bridge, Hoover Dam in Nevada, Grand Canyon in Arizona, Salt Lake City, Twin Falls in Idaho.

By the time we got back home, we had traveled over 7000 kilometers through Washington,Oregon, California, Mexico (Tijuana), Nevada, Arizona, Utah and Idaho.

The best way to see the beautiful country is to jump in a car with the family and enjoy the beauty at your own pace.

It was indeed an amazing summer for our family.



Class-Action Lawsuit Filed Against B.C.'s Foreign Buyer Property Tax

 

It's taken just over six weeks, but B.C.'s controversial tax on foreign home buyers is now facing a major legal challenge.

A class-action lawsuit has been filed in B.C. Supreme Court on behalf of virtually all non-Canadians who have been forced to pay an extra 15 percent under amendments to the Property Transfer Tax.

If the lawsuit is certified by the courts and succeeds, the province could be forced to pay hundreds of millions of dollars - much of the expected revenue now earmarked to pay for affordable housing for British Columbians.

"They used the wrong tool" says representing lawyer, Luciana Brasil, "it's like using a screwdriver to put a nail in the wall. It just doesn't work"

I had mentioned about the possibility of this lawsuit against the provincial government in my August Newsletter. Well, lets find out what happens next.

Surrey Basket Brigade

Inspired by Tony Robbins and other Basket Brigade Volunteers around the world, this Thanksgiving will be our very first Basket Brigade in the local community.  Surrey Basket Brigade will be having their Annual Thanksgiving Day Basket Brigade Food Drive Weekend, Saturday October 8th, 2016 at 9.00AM.

Our team of volunteers will be feeding 30 families in the Lower Mainland this year. These families will not have much, if anything, to eat or feel grateful that there are strangers out there that care about them.

13 Proactive Ways to Increase Rent & Add Value to Your Rental Property

 

As a real estate investor, I am a big fan of Buy and Hold.  That being said, if you are going to go down this path, you will want to know how to increase the rent and the return from your rentals. Doing so encompasses all factors of property management.

Leasing faster, and to higher quality tenants will definitely increase your return. Renting for a higher price and increasing the rent upon renewal will as well. And so will preventing maintenance problems before they come up, as well as increasing tenant retention. But the question I usually get is how do we achieve all of these ends?

Here are 13 of the best ways you could increase the rent and value of your rental property:

1. Improve the appearance of the front of the property for curb appeal

2. Quality Advertising with high quality pictures 

3. Make sure the unit is well lit and smells good for showings

4. Don't just show the property and let the tenant walk through....sell it to them

5. Don't start your rent too low

6. Screen, screen, screen and then screen more. Bad tenants always eat your cashflow

7. Always raise rent upon lease renewal

8. Charge more for month to month rentals

9. Allow for pets and charge pet rent

10. Be on top of regular and preventative maintenance

11. Maintain contact with tenants in other ways like newsletters and social media

12. Charge for amenities and perks

13. Increase renewals with a resident program

The more you can raise the rents, lower costs, and increase retention, the better your bottom line will be. Good management can save bad investments, and bad management can kill goo ones.

Mississauga condo developer forgets to put 120 bathrooms in brand new building

 

You have to really read the headlines these days. This news article on CBC's website complete with a a recorded interview with a developer was just a made up story.

In case you didn't hear the satirical story, it was basically about residents discovering, shortly after taking possession of their suites in a 35 story Mississauga condo, that their new homes were devoid of washrooms.
