This "Expression of Interest" stage is all about investors getting in queue so you don't miss out, it's "Non Binding", and is intended to let us know your interested so that we'll save a priority placeholder for you when we hit the "Cash Call Button".
We'll begin Pro Forma Presentations in the coming months, I'll send out notice in advance of upcoming Webinar, and In Person presentations.
This offering comes in the form of fully BCSC compliant Subscription and Shareholder Agreements.
This Project, "VILLA VIRTUOSO'', is Rezoning approved and scheduled to complete the Development Permit process by end of May followed by Building Permit issuance and begin Construction Fall of 2020.
We're offering investors who participate a 50% share in the profit on the project, including;
- Estimated return of 100% of your initial invested Capital in 3 years or less.
- Reinvestment of same capital into next project.
- Retain your % equity position for the lifetime of the project, 10 years or less.

Mortgage Stress Test Gets Relaxed by Fed
So finally after crushing the Condo and First Time home buyer Markets across Canada Finance Minister Bill Morneau takes a step in the right direction.
Lowering the Mortgage Qualifying "Stress Test" for CMHC Insured Mortgages, but not for uninsured mortgages yet.
Let's hope the next step is reducing the Stress Test for uninsured mortgages.

The Magic of Hiring the "RIGHT" People
I'm speaking from experience when I say that hiring the RIGHT Person or Business can be life changing and can accelerate your success beyond your wildest expectations.
And believe me the opposite is true for hiring the "Wrong People".
I had great success in hiring the right people in 90% of my business dealings but struggled with "Who's the Right Property Manager" to operate my Windsor ON portfolio of properties.
Well after years of struggling with "The Wrong People", I nailed it!
I hired a Paralegal, problem solved :-)
Unlike in BC where Paralegals have to work under a Lawyer, In Ontario you can hire a Paralegal as an employee.
If you own properties in Ontario I suggest hire a Paralegal directly or a Property Manager that's a Paralegal or has in staff Paralegals.
