Jinjoo Happy Running at Crescent Beach :-)

This little guy just loves happy running at Crescent Beach,and it keeps both him and us in shape.

After May 15 the Beach and Promenade are closed to Dogs so we got all the Happy Runs in earlier in may.

After May 15 he has to happy run at the South end of Crescent Beach as that part of the beach is not part of Crescent Beach Park, so Dogs on leash are allowed all year.

Well the COVID-19 recession was officially announced, and historically when economic down turns happen it's "DEAL TIME".

I started buying my Portfolio of Apartment Buildings in 2011, a few years after the Great Recession of 2008, which allowed enough time for prices to soften and listing to pile up in challenged markets so there was lots to choose from and sellers where motivated.

My Team and I are actively watching the market and analyzing listing for acquisitions, we'll be publishing offerings to investors as we secure accepted offers.

Mindfulness: Sharing Positivity and Joy during COVID Isolation and Distancing.

 

Big thanks to everyone for doing your part to Isolate, Distance, Sanitize and  Wear Masks to limit the spread of Corona Virus. 

So early on my Wife Makai and I had some conversations about what we can do to help others by sharing our gifts to lift the spirits of our most vulnerable citizens.

Then the opportunity came, we where invited to an outdoor "Distance Dance Performance" for the Amica White Rock Seniors Residence.

Well what a blast that was, we danced outside below the windows and balconies of the building on the pavement.

Dancing on the pavement wasn't easy, but we decided to go for it as it was a really special way to share some joy with the residents who had been locked up in their rooms for weeks.

And wow, what a response, so much cheering and clapping, residents dancing on their balconies, so many amazing thank you's and praise.

We felt so amazing to be able to give people the feeling of joy.

One of my favourite quotes that aligns with this is: "It's the Act of Giving, that Opens Your Life to Receiving", and this is great example of that.

Despite COVID-19 Lockdowns our Multi Family / Apartment Buildings continue to capture 99% of rents and hold their value even as other Real Estate Markets are taking substantial devaluations.

Values are holding due to the Federal and Provincial Governments CERB, CRAP and other financial Relief initiatives. Through these programs tenants are being provided enough relief funds to pay rent, so glad I "Only Invest in Apartment Buildings".

Deauville Apartments - Purchased in 2015 for $1.777 Million, current value is in excess of $3.2 Million. 

Walkerville Court Apartments -  Purchased in 2012 for $1.977 Million, current value is in excess of $3.45 Million. 

Helen Terrace Townhomes - Purchased in 2011 for $50,000 per unit, these 3 story, 3 bedroom Townhomes are currently values at $130,000 per unit.

Aaron Apartments - Purchased in 2011 for $245,000, current value is in excess of $600,000.
