Jinjoo Wants BBQ !!!

 

Yeah he's so cute who can resist.

But we learned our lesson when it comes to feeding Jinjoo people food.

It makes him sick if we give him people food, especially if its spiced in any way.

For years we fed him a "Premium" brand of dog food and he always had orange/rust colored tear stains on his eyes and paws, bad breath (Makai called it Seal breath), cavities (he had some teeth pulled) and we didn't know why?

Until we met a lady who mentioned she gets her dog food from "Pets 1st", a Local pet food manufacturer based in Surrey that makes low yeast and low carb dog food, we feed him the Grain Free Turkey.

It took some time for him to get used to the new food but we're 2 years into it now and his tear stains are gone, and no more bad breath or cavities and best of all, Pets 1st delivers to our home free of charge :-)   

So glad we found Pets 1st, give it a try, I'm sure your dog will enjoy it just as much as Jinjoo.

Mindfulness: The "Time Management" Illusion,,,

 

Yeah that's right, I wrote "Illusion", because the one thing we can't change is how much time passes each day.

Living in the "Now" and appreciating and adding value to our lives and the lives of everyone we interact with every moment in time is your most valuable asset and is truly the most fulfilling part of our journey through life.

As my wife Makai taught me years ago, "Make it your purpose to make the light of others shine Brighter", wise words I live by every day.

And as I always say, the most tragic thing a person can do is to 'Wish Time Away".

We often hear the term, "I'm just Killing Time", when I hear people say this I cringe and promptly redirect the conversation to how tragic that sounds, "to Kill Time is to kill your own existence".

So make The Best of Every Moment by creating a clear and purposeful vision for your life, and pursuing it every moment as a "Healthy Obsession".

Here's a video recording of a presentation I do called "Game Changer, Reprogramming for Success",  this idea is a big part of what I have achieved through the Subconscious Reprogramming process.

Our "Villa Virtuoso" Investment Offering for our brand new construction Apartment Building is now 80% funded!

This Offering is fully "RRSP and TFSA Eligible"!, and open for "One on One Investor Presentations" and "investment".

NEW PROJECTS

COVID 19 is starting to produce deals, we just secured a small 1 level Commercial Property for $450,000.

This property is in a highly sought after, high traffic location.

Our plan is to spend $40,000 to close and Reno/Convert this under performing property into a 12 Unit 'Professional Building" leasing to Lawyers, Notaries, Paralegals, Real Estate Agents, Mortgage Brokers etc.

We take possession Aug 15 and plan to have reno's complete within 30 days and have pre-lease commitments signed already!

Once fully Leased the Value will increase to $1,900,000 yielding a $1,450,000 profit which we'll refinance on extracting $1 million pre tax cash to buy another building :-) 

PAST PERFORMANCE

Despite COVID-19 Lockdowns our Multi Family / Apartment Buildings continue to capture 99% of rents and hold their value even as other Real Estate Markets are taking substantial devaluations.

Values are holding due to the Federal and Provincial Governments CERB, CRAP and other financial Relief initiatives. Through these programs tenants are being provided enough relief funds to pay rent, so glad I "Only Invest in Apartment Buildings".

Deauville Apartments - Purchased in 2015 for $1.777 Million, current value is in excess of $3.2 Million. 

Walkerville Court Apartments -  Purchased in 2012 for $1.977 Million, current value is in excess of $3.45 Million. 

Helen Terrace Townhomes - Purchased in 2011 for $50,000 per unit, these 3 story, 3 bedroom Townhomes are currently values at $130,000 per unit.

Aaron Apartments - Purchased in 2011 for $245,000, current value is in excess of $600,000.

Reinventing Exercise During COVID,,,

 

Makai and I have always exercised both outdoors and in the gym, but since March when the COVID lock down started we've been reinventing how to keep in shape and create new exercise and fitness habits.

Here are some things that are working for us, fun, and easy to do.

1) Take Tennis Lessons

2) Ride Bikes

2) Ride the Bikes to the Tennis Court instead of Driving

3) Exercise at the Park on the Monkey/Exercise Bars

4) Take up Roller Skating or Roller Blading

5) Create a Home Gym with some free weights and a Pergola pull up bar (you'll have to message me about that one)

6) Back yard or local park Croquette or Bocce

7) Trail running and hiking at your local park

There are lots of ways to get excise so i'm hoping this inspires you to get out and enjoy some heart healthy activities.
