This Project, "VILLA VIRTUOSO'', is Rezoning approved, the Construction Loan is in place, and it's scheduled to complete the Development Permit process by Mid August followed by Building Permit issuance and begin Construction Fall/Winter of 2020 with Construction to begin Spring 2021.
We're offering investors who participate a 50% share in the profit on the project, including;
- Estimated return of 100% of your initial invested Capital in 3 years or less. - Reinvestment of same capital into next project. - Retain your % equity position for the lifetime of the project, 10 years or less. - Monthly Cash Flow, and much more. Minimum Investment is $100,000

COVID 19 is starting to produce deals, we just secured a small 1 level Commercial Property for $450,000.
This property is in a highly sought after, high traffic location.
Our plan is to spend $40,000 to close and Reno/Convert this under performing property into a 12 Unit 'Professional Building" leasing to Lawyers, Notaries, Paralegals, Real Estate Agents, Mortgage Brokers etc.
We take possession Aug 15 and plan to have reno's complete within 30 days and have pre-lease commitments signed already!
Once fully Leased the Value will increase to $1,900,000 yielding a $1,450,000 profit which we'll refinance on extracting $1 million pre tax cash to buy another building :-)
PAST PERFORMANCE
Despite COVID-19 Lockdowns our Multi Family / Apartment Buildings continue to capture 99% of rents and hold their value even as other Real Estate Markets are taking substantial devaluations.
Values are holding due to the Federal and Provincial Governments CERB, CRAP and other financial Relief initiatives. Through these programs tenants are being provided enough relief funds to pay rent, so glad I "Only Invest in Apartment Buildings".
Deauville Apartments - Purchased in 2015 for $1.777 Million, current value is in excess of $3.2 Million.
Walkerville Court Apartments - Purchased in 2012 for $1.977 Million, current value is in excess of $3.45 Million.
Helen Terrace Townhomes - Purchased in 2011 for $50,000 per unit, these 3 story, 3 bedroom Townhomes are currently values at $130,000 per unit.
Aaron Apartments - Purchased in 2011 for $245,000, current value is in excess of $600,000.

Reinventing Exercise During COVID,,,
Makai and I have always exercised both outdoors and in the gym, but since March when the COVID lock down started we've been reinventing how to keep in shape and create new exercise and fitness habits.
Here are some things that are working for us, fun, and easy to do.
1) Take Tennis Lessons
2) Ride Bikes
2) Ride the Bikes to the Tennis Court instead of Driving
3) Exercise at the Park on the Monkey/Exercise Bars
4) Take up Roller Skating or Roller Blading
5) Create a Home Gym with some free weights and a Pergola pull up bar (you'll have to message me about that one)
6) Back yard or local park Croquette or Bocce
7) Trail running and hiking at your local park
There are lots of ways to get excise so i'm hoping this inspires you to get out and enjoy some heart healthy activities.
