Buyers of the Chilliwack real estate had significantly more inventory to choose from last month due to a record-breaking volume of new listings received for the month of March. 

Single Family Homes from the Chilliwack Board in the last 7 days alone received:
111 New Listings
48 Price Changes
36 Sold
54 Open Houses

As we can see, new listings are outnumbering sales by over 3 times leading to a substantial increase in inventory. Price changes are also rapidly increasing with more price changes then that have sold.

Single Family Home Stats - Apr 2022

Median Sale Price finally dropped for the 1st time since June 2021 from $1,100k in Feb to $1048k in March.
Total Inventory continues up for 3d month in a row from 323 in Feb to 518 in March.
New Listings continues up for 3d month in a row from 350 in Feb to 517 in March.
Unit Sales dropping from 200 in Feb to 181 in Mar.
Sales to Active Ratio Sales to Active Ratio dropped significantly from 62% in Feb to 35% in March. This has been this lowest since July 2020.

Canadian Real Estate Prices Expected To Drop 24%, Can Crash 40%: Oxford Economics

 

Canadian real estate prices might be in for a bit of a dip if one of the world’s leading forecasters is right. Oxford Economics’ latest forecast shows home prices falling 24% by mid-2024. Higher interest rates and anti-speculation policies are forecast to begin the price declines this fall. If these measures fail to correct prices and they rise further, a crash of 40% and a financial crisis is expected.
