FREE CANADA DAY HOT DOG

You are invited for free hot dogs on Saturday July 1st at the Pitt Meadows Education Center 12099 Harris Road in the Solaris courtyard from 12:00pm-1:30pm.

Every year Coastal Church hosts this event as part of their community outreach.

Last year, the Pitt Meadows campus served 700 hot dogs. This year's goal is to serve 1,000 hot dogs.

If you are in the Vancouver area, there are 3 locations serving up the goodies:

Downtown campus at 1160 W Georgia from 6:30pm-7:30pm.

Commercial Drive at 1645 N Grandview Hwy from 12:00pm-3:00pm.

Eden Cafe at 643 E Hastings from 9:00am-2:00pm.

FOOD ART FOR KIDS

Now that Coastal Church Kids' Camp has reopened this year, parents and kids have been patiently waiting for the return of Steve's pretzel-making workshop.

Unfortunately, there is no oven at the Pacific Academy so baking dough is not an option.

Then our friend Teresa Holoman gave us this great idea when she saw these in Costco: cookie coloring kits.

The kids (and parents and volunteers) are going to love this!

YOUNG IN MIND AND BODY

I was visiting my stepson Adam who was watching American Ninja Warrior when I saw this 66-year old Ginny MacColl competing in the show.

She was diagnosed with osteopenia, low bone density, precursor to osteoporosis and started strength training to rebuild bone density and prevent further bone loss.

According to Harvard Health, there are 4 effective bone-strengthening exercises:

1: weight-bearing exercises

2: muscle-strengthening exercises

3: balance exercises

4: flexibility exercises

GREENLIGHTING A PROJECT

For Accredited, Eligible, and Non-Eligible Investors

We took our first look at this Coquitlam project in November 2020, and spent the next 3 years negotiating through market volatility and personality challenges.

After 2-1/2 months of due diligence, our team has approved the acquisition of a parcel of land for rezoning from commercial to high-density residential.

Phase One is purchase and rezoning.

Phase Two is yet to be determined and will depend on market conditions 3 years from now.

To determine your eligibility, you may review the National Instrument 45-106 definitions under 1.1 (j), (k), (l), (m) are the most common individual criteria. By next month, I hope to deliver news that will delight non-accredited investors.

Please email me at july@otbec.com if you have not received an invitation to attend an investor presentation, or simply download a free copy of my book The 7 Profit Centers in Real Estate at www.JulyOno.com and you will be automatically subscribed.

HAPPY TAX FREEDOM DAY: JUNE 19

If Canadians paid all their taxes up front, they would work the first 169 days of the year up to June 19, 2023.

Next year, Tax Freedom Day falls 8 days later on June 27, 2024 as our tax burden increases.

According to Canada's National Debt Clock, your share of the debt is $30,075.

On June 16, Canada's population reached 40,000,000; multiply by your debt share and the total comes to $1.2 Trillion.

HOW TO PICK WATERMELON

Tis the summer season to enjoy sweet and juicy watermelon, but it has always been hit and miss for me in selecting a good one.

Here are the top 4 out of 8 things to look for in a good watermelon:

1: round is sweeter; not oval

2: yellow spots are good; not white

3: look for veins and a consistent stripe pattern

4: listen for the pitch when you tap on it; low is ripe

For a quick science lesson, high pitch means there is less water and therefore not ripe.
