We took our first look at this Coquitlam project in November 2020, and spent the next 3 years negotiating through market volatility and personality challenges.
After 2-1/2 months of due diligence, our team has approved the acquisition of a parcel of land for rezoning from commercial to high-density residential.
Phase One is purchase and rezoning.
Phase Two is yet to be determined and will depend on market conditions 3 years from now.
To determine your eligibility, you may review the National Instrument 45-106 definitions under 1.1 (j), (k), (l), (m) are the most common individual criteria. By next month, I hope to deliver news that will delight non-accredited investors.

HOW TO PICK WATERMELON
Tis the summer season to enjoy sweet and juicy watermelon, but it has always been hit and miss for me in selecting a good one.
Here are the top 4 out of 8 things to look for in a good watermelon:
1: round is sweeter; not oval
2: yellow spots are good; not white
3: look for veins and a consistent stripe pattern
4: listen for the pitch when you tap on it; low is ripe
For a quick science lesson, high pitch means there is less water and therefore not ripe.
