MERRY CHRISTMAS & HAVE A HAPPY NEW YEAR

We wish you a Merry Christmas and a Happy New Year !

BE SAFE - CALL DESIGNATED DRIVERS

As we celebrate this season, sometimes we might imbibe just a wee bit more than our limit.

But wait! You don’t want to leave your car in that parkade or on the street overnight.

Call Designated Drivers at 604-917-0177.

They will pick you up and drive your car back home.

Thank you Elaine Allison for introducing this service – it came in handy during a business lunch that went overtime.

LOBBYING FOR LOUGHEED LANDMARK

The City Planner has requested that we lobby for support from the community to keep the 84-child daycare facility and office spaces designed for Lougheed Landmark.

According to a Child Impact Assessment, the 500-block of Lougheed only allows up to a maximum of 24 children – we disagree because every daycare facility that we know of is over-capacity.

If you live in the Coquitlam/Burquitlam area and seeking daycare (now or in the future) please write a letter supporting your need for this 10,000 sf facility.

Also, there are old office spaces that are being torn down to build condos, so we designed our building to include office spaces for these displaced businesses.

If you would like to maintain a business presence in this area of town, please write a support letter to the City Planner at 3000 Guildford Way, Coquitlam, BC  V3B 7N2.

Spread the word: the City of Coquitlam wants your input.

With so many high-density condo towers being built in this area, the need for daycare and office space will only increase.

We designed these amenities including 3 park areas, playground, and dog run, to support the community.

Please provide a copy of your letter so we can track the number of supporters - send either by email to july@ocmi.ca or by mail to #210-15272 Croydon Drive, Surrey, BC V3Z 0Z5.

If submitting your letter to the City of Coquitlam by email, send to DMaloney@coquitlam.ca, name your document "Daycare Support 576 Lougheed" or "Office Support 576 Lougheed."

The deadline for submissions is the end of March 2026.

Thank you for your support !

FREE BITCOIN - FOR REAL

I've been testing this app for the past 4 years and I think it is safe to share.

In 2021, a trusted friend introduced me to Shakepay.

He was mining Bitcoin back in 2009 when Satoshi Nakamoto (a pseudonym) created and introduced the blockchain.

He gave me an orientation into the crypto universe and because I am a novice with minimal technical expertise, he directed me to the Shakepay platform.

I've been testing Shakepay and I have been able to add and withdraw funds without any issues, but - ALWAYS USE A COLD WALLET.

Jordan taught me to never leave funds in an online platform - to always transfer funds immediately into your cold wallet after each transaction.

Shakepay is regulated by FINTRAC and the Canadian Investment Regulatory Organization (CIRO) and the CIPF covers up to $1Million of balances.

A TALE OF 2 ASSETS

Of all the real estate articles that I've written over the past 20 years, this article posted on LinkedIn generated over 10,000 impressions.

It appears there is significant interest in the building of condominiums versus purpose-built rental apartments.

Remember that condos are just apartments that have been converted into individual strata titles.

However, the media constantly compares the condo market with the rental market - and the two are not comparable.

Most everything is different - from the budget, proforma, building design, end user.

Condos are built to be sold off; rentals are built for long-term management.

Our Lougheed Landmark building is a rental project - as such, it does not rely on pre-sales to qualify for a construction loan.

We focus our efforts on one project at a time and deliberately choose not to over-leverage with too many projects on-the-go at the same time.
