Tax mistake at CRA

Human Error at CRA gives us more time to file our TAXES!!

That's right, they make errors too at CRA! We now have until May 5, 2015 to file our taxes instead of April 30, 2015...a few extra days to take the pressure off! Darn it! I pride myself in stressing my accountant out and giving him my huge bundle of receipts at the last minute. Well, at least I can say I was early for once!

When you look at as many properties as I do, you have to learn how to quickly analyze the numbers to determine whether a property has the potential to be a great cash flowing investment property or not. I take the gross annual rent divided by the Purchase Price x 100. If this gives me more than 8%, I look further into this property to see how I can increase rents and decrease expenses. If it's 9%, definitely look closely. If it's 10% or greater, hurry up and buy the darn thing! That bad boy won't last long!

Median Sales Price March 2014 - $385,000

Even though sales are down, prices are slightly down from the November, but overall, they are up from a year ago. I said it before and I'll say it again...strategic buyers are shopping right now and picking up some savings! My clients just saved $10,000, ask me how!
